Buyers refusing indemnity policy

    We had this issue when we had our house up for sale. We had taken out a section of the rear wall of the house to make the conservatory open plan to the kitchen. We too had photo's of the steel work going in but the first buyers solicitor was hell bent on us getting regularisation for the work (the actual buyers weren't bothered but their solicitor refused to proceed without it). 

    We made an anonymous enquiry to building control and it sounded like quite an invasive inspection. The person we spoke to also mentioned some things that we later found to be incorrect (such as that we would need to satisfy current building regs standards which just isn't true). 

    Having given it thought, we refused to get regularisation and our buyers ultimately pulled out. What was worse for us was that our estate agents then refused to remarket the house until we'd "got the issue sorted".

    We took the house off the market and relisted it with another agent, found a new buyer and they were more than happy to proceed without the regularisation seeing as the wall had remained sound for the past 9 years.

    This thread just depresses me.  

    Why are people so happy to listen to the person that says 'don't bother' and then let them loose on the most valuable thing they own?  Their home; the thing that is supposed to keep them safe from harm.  

    These people are not trustworthy! 
    Agreed, but I have to hold my hands up and say I was extremely naive when we had the work done on our house. We had a friend doing the work on our house and building regs was never even mentioned or discussed so we genuinely didn't know about it. We would definitely make our own enquiries re building regs in the future though.

    Yes I agree it's a shame I didn't use my initiative but doesn't change the situation we're in now. Guess wel see what they say and pursue building regs if we absolutely have to

    I think I've read your thread actually and people had some helpful and optimistic suggestions. Doesn't seem like I'm having the same luck here haha

    Are you expecting the buyers simply to proceed at the previously agreed price? If you offered them a bit off the price, then that might incentivise them to take a chance. Otherwise, they seem to be on a hiding to nothing. 

    Were you completely up-front about the lack of BR at the time they viewed, or did they only find out when their solicitor delved? 
    No reliance should be placed on the above! Absolutely none, do you hear?

    No we didn't mention when viewing tbh it just didn't occur to us. But we mentioned in the paperwork straight away before their survey. Im not expecting anything maybe a reduction in the price might be a good way to settle things was just wondering if anybody had similar experiences
