Hi
I'm wondering if anyone knows where I can download this form for free, preferably in Word document format. I'm selling a single garage and would like to handle the process myself to save some money, as the garage is valued at less than 10K.
The buyer's solicitor has requested a contract to be made

Would your buyer have full confidence knowing your paperwork came from a perhaps questionable request for a free, not authorised, download?

Just bought three hardy copies each £0.80 however with other charges it cost over £20. very odd, most such forms for property ownership transfer can be download from government website but not this standard contract1

The buyer's solicitor declined my request to represent myself in the end. We mayproceed with the sale without solicitors by completing the AP1, TR1, and ID1 formsourselves. My question is: who should send the forms to the Land Registry and paythe fee (small amount though)? Should it be the seller or the buyer, or can either side do it? If theseller sends the forms to the Land Registry, does the buyer need to take any action to get title registered after transfer?0

1 For AP1 is it the seller to complete and send to LR as well?
2 for section 5 in AP1 form 'the documents lodged with this form': Does a certified copy of deeds need to sent as well?
3 does the seller need to have ID1 done as well? or just the buyer does it?0 -
1. The definition of AP1 is "Application to Land Registry to update the register", therefore it is the buyer (buyer's solicitor) who makes the application to HMLR following completion. You don't do it before completion because you would need to be paid before allowing HMLR to update the register. Buyer pays HMLR fees.
2. You don't need to send a coy of the deeds - HMLR already have a copy!
3. The buyer submits ID1, but I'm assuming that the buyer's solicitor will want to see your ID and run AML checks on you (which they'll charge you for).
