Seeking Insights on Tenant Credit Check Report Interpretation

Hello

I'm delving into a tenant referencing report and encountered a section that's a bit puzzling. The report indicates an adverse credit rating for a prospective tenant. Interestingly, it mentions that a satisfied County Court Judgment (CCJ) at the tenant's current address isn't the reason behind the adverse recommendation.

My query to the community is: What factors, aside from the CCJ, could be negatively impacting the tenant's credit rating? Given that landlords don't have access to information about credit agreements, credit limits, or repayment histories, what could be the potential hidden issues affecting the credit assessment?

Any guidance, personal experiences, or resources on how to approach this situation would be greatly appreciated. How do you interpret or investigate these matters when considering a tenant's application?

Looking forward to your insights and advice!

Thank you!

It probably means there is a satisfied CCJ within the last three years so it appears in both sections ( < 3 and < 6).   So it will negatively affect the recommendation by appearing in the first section but not by appearing again in the second section.
You can search the CCJ detail at Trust Online or you can ask the prospective tenant.  You may consider the existence and/or the failure to disclose it upfront would be grounds to refuse tenancy depending on their explanation.

There are multiple firms doing these reports, they will produce different documented outcomes in different formats from different processes. i.e. piece of string question

When you asked the people who you used & the prospective tenant about it, what did they say??

I agree with @anselld, the satisfied CCJ is the adverse credit, the CCJ is appearing in both section.  These credit referencing services for landlords only see the public credit file so that's CCJ and insolvency.  They won't tell you that a prospective tenants has not paid their credit card for 3 months or if there are any defaults.
