ASHP for Water only + Electric Radiators (FTB Purchse)

FTB here and surveying options. There are quite a few new build (2023) 1 bed flats nearby that use ASHP - but only to heat the hot water (this done via a "vent brick?). 

I am aware that the property has EPC of B (and there is varying opinions on the accuracy of these). The EPC says the estimated costs are approx £800 p.a for heating, lighting and hot water.  

I am struggling to work out estimated costs, as most people post experiences of all electric flats or ASHP that also has "wet heating".... The water tank installed is a Dimplex Edel (I'm not sure what size it is, they've given a general sheet of two versions).

I am generally a low user of energy (and use Octopus), opting to "heat the human". I also never had electric heating before but have already read horror stories for electric heating costs! For context, I currently pay £58 for gas and elec combined monthly. 

Does anyone have any experience of the above (ASHP for water tank + electric radiators (They are Atlantic Sokio) for 1 bed property? I appreciate it's a vague request as it ultimately depends on my usage, but any input welcome.

    I think the way that the ASHP works is that your flat will have a forced extractor, as you might have in a kitchen and must have in a bathroom.  In your case the heat pump will try to extract heat from the air as it leaves through the "vent brick".  In the past these systems did not always work that well because you are heating your flat with full rate electricity and the forced air extraction could mean you have to pay more to keep yourself warm for the sake of maintaining the hot water.  Or if your flat is too cool perhaps your hot water will be too cool also.  But with everything set up right then it's not a bad idea; any chance you could ask another flat owner who already uses this system how well it works and if it is expensive to run?

    I would have to visit the site and ask a resident how they're getting on - might be my only option.

    I think on the balance of things, I'm quite sensible with heating, it is a new build so hopefully should be well insulated (EPC B) and I can monitor the use of the hot water and electric panels as an when I need to. I have also seen that Octopus offer a tariff that is cheaper at times when it would be good to heat the water, and I'd just avoid turning on the electric panel heating OR if funds allow, replace this with something even better later on. Not sure what would be a better replacement in an electric only flat!

    Hopefully someone else will have a look at this post and drop by with some advice/experience!

    An air-to-air heat pump (basically an Air Conditioner that can be used to heat as well as cool) might be an option.  It's certainly a good option in terms of energy efficiency and should cost roughly a quarter of what your panel heaters cost to run.

    High retention night storage heaters enable you to use cheap(er) off-peak electricity for heating. But if the flat is fitted out with conventional flat panel heaters, they could end up being expensive to run - Not as bad as a wet electric boiler though..
    So, you need to find out what type of electric panels are installed.
