I don't like open plan but the OP has come up with potential issues which hadn't even occurred to me. In particular that of grease from cooking. We do have a good extractor, but clearly not good enough, as we do have to clean down the tops of cabinets and doors occasionally to remove the film of grease.

Thanks the property is detatched I expected for the money a door. Love the street but the same houses semi detatched have a door and cheaper? Maybe I just wait a bit longer rather than trying to talk myself into something I don’t want.0

ThisIsWeird said:I doubt it, as any cooking products will likely travel at ceiling level. You are over thinking this; when you cook in your current kitchen, that room has lovely cooking smells, yes? An hour later, after your final burp of the evening, the smells will have virtually disappeared - yes again? The same will apply, to an even lesser extent, to an adjoining open room - the cooking smells are welcome as they occur, and later on they will disappear.I don't have open-plan as such, but did remove the doors to the kitchen. The extractor is used for 'smelly' or steamy foods, definitely on the rare occasions we fry or 'brown' meat, and this takes care of the nasties, leaving only the yummy cooking smells. Shortly after we've eaten, the smells have gone - even if you go out and come back in, there's only a trace. It certainly doesn't 'coat' anything in the sitting room - not furniture, soft furnishings, now't.All I'm saying is, if you like and want open-plan, don't let 'cooking' be the dampener, 'cos it isn't. But do have a good extractor, venting outside.1

If you like to eat lots of deep fried food, why would the smell of frying put you off?
Wouldn't a decent extractor fan or cooker hood over the fryer take care of most of the grease and odour? No free lunch, and no free laptop0 -

I made our semi open plan downstairs, but it ultimately included the stairwell also. New property is staying kitchen on its own, living/dining combined.2006 LBM £28,000+ in debt.

Could you put a wall up? It's not that expensive if the floorplan allows it.I'd much rather live in a detached house than a semi.Everything that is supposed to be in heaven is already here on earth.

Good point. If you'd like to post a link to the property, Gadget, folk on here like Doozer will undoubtedly come up with screening solutions.

If you really want to go with the open plan option, switch your deep fat fryer for an air fryer. Much better for your health as well as your soft furnishings.0

I am happy with kitchen open plan to dinning or dining open plan to lounge. All three open plan is a no no for me UNLESS there is then another lounge on its own closed off.Steak and fish can be stubborn smells. Coats can start picking up smells and when you go out you will smell a bit off. For me the kitchen smells/noises need to be contained. Oil does most does travel a bit.Like @Doozergirl if you like the house and location you can have a wall put up ? Waiting does tend to bring a better property one in a while.Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)
