If you are so confident of the value of your father’s estate why on Earth did you not administer it yourself?

There is one situation where a low valuation could be seen as suspect: if it's NOT going to be sold on the open market, but bought by either one of the beneficiaries or someone known to the valuer for a bargain price.

OP, is that likely to be the situation?

Lots of good, accurate advice in this thread.

Have you noticed that no one has raised any concerns about the administrator's conduct?
You've even been assured that all appears normal and it is as expected.

Yet you continue to believe that you are being conned and also appear to know better than the administrators, RICS surveyor and several posters that have kindly replied to you.

What have your siblings got to say about it all, do they share your views?

Lots of odd responses here. It is deeply concerning that none of the posters (yourself including) seems to have any critical faculties. You are aware that it is not unknown for legal professionals to engage in activities that could be described as unwise and in the case of many others, illegal. The Horizon scandal springs to mind. A whole gang of professionals did not see a problem when it was staring them in the face. Or they did and said nothing. A bit like you. You also have the recent release of Andy Malkinson.  Very few legal professionals saw any problems with his conviction. So he spent 20 years declaring his innocence. 17 of those behind bars. I could go on, there are of course numerous others who have not been listened to or treated by the legal profession and officialdom as they should be. You will of heard of some and there are many that you will not have heard of. These miscarriages of justice and scandals share a number of characteristics. That is uncritical legal and other professionals who lack curiosity, open minds and the ability think beyond their own prejudices. It is a good job that you are not a practicing legal professional. No one is impressed with your `useful idiot' act.  Don't bother to reply as I will not respond.
It’s not concerning at all that none of us can see how a valuation for probate can possibly affect what it will actually sell for on the open market. Your have said that after you complained he got a RICS valuation that matched his original valuation, yet you still don’t believe your unprofessional valuation is right and everyone else is wrong.

I would still love to know why you never attempted to take on the administration yourself especially you are so distrusting of a professional doing it.
