    Surely it just goes on a central register for anybody to look at it if they wish? They’re not personal in any way.

    Besides, there needs to be one before the property is marketed.

    Indeed it does. 


    Given their flaws, I wouldn’t let an EPC put me off, or persuade me to buy a particular property. However they do give an indication of how expensive it might be to heat & what cost effective improvements could be made.

    I would look at it, but after way I had one I really have zero trust in them. New build an A, 10 years later a c, asked why because no solar and no digital wifi stat.  ...... Also windows as not replaced even as fine are older makes zero monkey sense.  They claim newbuild score different type of test when built 
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    Would it bother you as a buyer if a property hasn't a EPC yet ?
    I think I've bought three properties since EPCs became law and I've never yet bothered to look at the certificate/rating for any of them...

    Every generation blames the one before...

    Right just a update. A EPC had been done but doesn't show on the advert. EA is going to speak with the Tech people and get it sorted. That was middle of last week. So should be fixed. Soon.
