Increasing roof quote + not convinced work has been completed.

I'm definitely not an expert, but I think building regulations would have been required - it's if the fabric of the building is affected. I needed regs when I had my roof tiles replaced which involved the same things as your work except that your old tiles went back on. Because the tiles were off, this was a chance to bring the insulation up to the latest regulations. Stress again that I'm not an expert however. (We could really do with a building regs ama thread). Your council building regs department will be able to tell you, but the work would need to be inspected to get the regs certificate, so if the insulation or anything under the tiles will need to be inspected, the tiles and membrane would probably need to come off again - basically redoing the work, so tread cautiously - I think repairs don't have the same requirements for regs and bringing up to latest standards if that helps.Cathyandtwins said:Building regulations??? Nothing has been mentioned about this to us at all.
We haven't changed the roof design, it has been suggested that:
- tiles were taken off
- old felting was taken off
- rotten battens were replaced (he quoted for a full roof, but has now admitted that some were re-used, but we don't know how many)
- New breathable membrane put on
- existing tiles put back on
Would that need the council or a buildings regulations person to check it please? If so, who should we be contacting about this??
Thanks SO much everyone.

The roofer can self certify if he's part of the scheme.0

Have you got any photos of the completed work you can put on here?0

I don't think reading the Building Safety Act 2022 is really going to help you. https://www.legislation.gov.uk/ukpga/2022/30/contents/enactedkimwp said:
@d@Doozergirl Do you have a link or extract I could search for please? I can only find changes to high risk buildings.Doozergirl said:
Not anymore! The new Building Safety Act makes everyone responsible. Client, Designer, Contractor.kimwp said:
Note that it's the home owner's responsibility to get building regulations compliance. My roofer's wouldn't have done it except that I'd already arranged it.Seasalt3 said:Did the work comply with building regulations. I thought replacement roof work needed to be reported and checked?OP, for that much money on the average house I'd be expecting a full re-roof and re-render.Where did you find this person? You could try speaking to trading standards. At least you haven't paid them everything. It's early days and a lot of the hype has been around higher risk (high rise) buildings but it applies to everyone. It's a matter of it filtering through as it was introduced so quickly with no time to prepare.I've sat through four talks so far and only one of them was by someone who really knew what he was talking about and was able to disseminate it in any wider context for the smaller company. You really only want to know if an application should have been made. What's your loft insulation like, basically?Everything that is supposed to be in heaven is already here on earth.

That seems like a lot of money to me. Do post any photos you can of the roof if possible and the render crack.
If they left any scraps of the roofing material post photos of that too.
It had new battens and membrane? What insulation is there?

You've had the whole roof done, so Building Regs should apply. It does state repair or replace. In your case the weight would be the same, but it might have needed more insulation, and ventilation.Cathyandtwins said:Building regulations??? Nothing has been mentioned about this to us at all.

It's unusual to re-use any battens, as they have to conform to a British Standard, although good quality Welsh slates or clay tiles are often used.0 -
This is the original part of the wall that he told us was going to have the render hacked off and completely re-done.
His colleague told us that their render expert said that there was nothing wrong with ut and nothing was actually done.
