Semi detached Corner Home Rear Extension - Where does the boundary lie here

I'm looking to do a rear 4m extension for my semi-detached home along the boundary and following the diagonal fence separating ours and our neighbour's gardens, and just wanted clarification as to where the new extension wall/party wall should be built.





My semi-detached connects with the neighbours in the shape of a T, whereby my rear garden-facing wall, which has the party wall on its right comes out beyond the neighbour's rear-facing wall. Would I build my cavity wall from the very corner or one leaf/brick length in to leave half of the wall with an instep? The current fence is pretty much falling apart so I wanted to check whether its position slightly into my kitchen wall would / should also be the building line for my new extension.

I believe the neighbouring house is a council flat so I wouldn't know where to begin with a party wall agreement or any of that.

    Did you put the fence up, Or was it already in situ ? Either way I would follow the fence line myself as it was erected like that for a reason.

    Ask the council (housing department) to confirm they own the flat, and where they believe the boundary to be.

    The existing fence is not necessarily on the legal boundary line.

    If you want to build up to the boundary then it would be best to agree access with the owner/tenant before you submit your plans for BC/planning approval (as required).
