Boundary responsibilities

My property deed states that I am responsible for the maintenance of the fence on the north west and north east.

I am not sure what this means?  The previous owner had stated that he takes responsibility for the right and rear fence.

    Standing at the rear of the property, what compass points are the right and rear fence?

    What fences are at the NW and NE compass points?

    Do the deeds actually state that you are responsible for the fences themselves, or for the boundaries generally? The former would be relatively unusual.

    Look at a plan with a north point! Or use a compass. It's means you're responsible for the fence on the NW and NE. Which sides are the "right" and "rear"?

    If you're asking which are the north west and north east fences - take a look at the title plan.  They are usually oriented with north at the top of the page.




    Or if it's an older title plan, it may not have north at the top - but it should have a compass arrow pointing north...

    this is the plan.  I assume the arrow on top left is pointing to where north is.

    "The purchaser shall maintain and keep in good repair and condition the fences shown upon the said plan where marked with "T" inside the boundary"

    Note : - The 'T' marks mentioned affect the North-Western and North-Eastern boundaries of the land in this title

    TA6 states looking at the front, which side ....  so the previous owner states, the right and rear on the TA6 form.

    NW and NE are at right angles, so I would guess that if you can determine that the right fence is NW, then NE must be the rear fence.  Not sure why they couldn't be bothered to draw in the letter "T" to avoid any doubt.

    NE is the right fence, NW the rear.
