    A downstairs toilet adds value, as all you are losing is the under stairs cupboard, and a downstairs toilet is always useful. 

    On the other hand the corridor roughly halves the size of the bedroom, which seems to be value-destroying.

    If you plan to be there forever, it doesn’t matter whether you add value or destroy value, but if you’re planning to move on eventually then you need to bear the eventual sale price in mind.
    No reliance should be placed on the above! Absolutely none, do you hear?

    Be careful how you measure for the toilet arrangement, as it would be impossible to easily clean your teeth in that sink if the only access route to the back of the toilet is to lean over the toilet pan.

    A huge amount of our housing stock is like this and you tend to get more house for your money as a result.  If your budget is limited then there is choice of compromise.  

    I can't count the number of times this question has been asked about this type of house. People still live in them.  

    If the work is being done then the sensible option is to swap the stairs over so that the corridor isn't as long and the size of room two isn't as affected.

    I lived in a rented house like this and they'd ended up building a bathroom downstairs in what was the yard, so it came off the kitchen at the back. Have you tried looking for one where they've already solved this issue?

    Downstairs toilet would be good as otherwise visitors have to walk through bedroom to use bathroom. Many older houses only had outside wc so third bedroom was converted some time ago. Why they built bedrooms interconnecting in this way appears  mystery. It depends how much work you wish to eventually undertake but a simple stud partition would be a quick and relatively cheap solution.

    Could you build a little ensuite in bedroom 1, so each bedroom has an “ensuite”? Ideally the bedroom 1 ensuite is accessible from the landing via a Jack-and-Jill arrangement ( though it is unlikely you will be taking a shower at same time as a visitor needs the loo!).

    Thanks all, availability is very limited in the area I am looking. Most houses were originally like this, those that have fixed the issue go well above asking price within days of listing. Thanks for all your suggestions lots to think about!
