Bathroom off bedroom… solutions

Hello, wondering if anyone can give me their thoughts please? Currently house hunting and it’s proving to be a bit of a nightmare in the area I want. I’ve found a house that has lots of potential but the only problem is the bathroom is off the second bedroom, as we need to use both bedrooms this wouldn’t be workable as is. 

I’ve looked at a very similar house previously with the exact same layout, and they had made the second bedroom smaller to put a corridor in (like picture). 

Any idea roughly how much this would cost? 

My other option would be to put a small downstairs toilet in under the stairs which would also be workable.. would this be cheaper?

  • I wouldn't find the property with the existing layout or with a corridor acceptable. It would make the 2nd bedroom far to small.

    Would turning the stairs round the other way be doable or helpful. The chimney brest isn't helping. A sliding pocket door might be a better solution than an opening door.

    I'm guessing this is an area where most of the properties within budget and availability might be tight on space?

    Anything is possible if you've got the know-how and budget.

    The way you've suggested is do-able - but the resulting room would be tiny.

    I'm guessing that the bottom of the image is bedroom 2?

    And that the stairs go down from left to right - so that the left hand side of the stairs has a void above?

    If so - and you had someone that knew what they were doing - and you had the money - you could create a landing as it were across the void and have a straight through corridor from bedroom 2.

    It would make bedroom 1 still small - but bigger than the way you've pitched it.

    You'd need to get someone in to see if it was do-able within your budget:

    Is there a loft? I know some people go up for a bathroom... If the loft was suitable, and there'd be room for a staircase in bedroom 2 - that's another option.

    Thanks I’m not sure re the loft but I suspect that would cost a lot more. The reason I was thinking of the corridor was because the house with the same layout is the exact same size and the smaller room was still perfectly acceptable with double bed and furniture in.  I suspect a downstairs toilet is the cheapest solution.

    Depends on the size of the downstairs toilet space - could it be changed to a wetroom? Using a combined toilet/sink? You've seen those? The sink for handwashing is part of the toilet itself? So without the usual sink - there might be enough room for a shower head making it a wet room (with appropriate flooring, ventilation and drainage).

    I think the corridor option is quite common in this type of property where the original third bedroom is converted to a bathroom where there was none previously. 

    I can't give you a price but it's a simple, relatively cheap stud wall that's needed. 

    Other solutions like loft conversion or turning the stairs would be far more expensive.

    It depends whether you can manage with the smaller bedroom created. 🤔

    Thanks not sure about wet room but yes that’s what I had in mind the sink on the top. The bath/ shower being in the bedroom isn’t a problem for us so long as there’s a separate toilet. 

    Thanks maman I think it would be but would have to do some measurements!

    If you can afford it and the measurements work for the bedroom then I'd do both the downstairs cloakroom and the corridor. 🤔
