I know many factors come into this, looking for an average…
from putting it on, viewings, offers, completion - how long did it take?

6 years back. South coast. July. Had an offer on our place within days. Found a place within days. Complication is that we also had to sell MiL's flat which got an offer about a week later. And then they pulled out so we lost the place we had found as they didn't want to wait around.
Got another offer on MiL's and then they pulled out.
End Sept. Got yet another offer and we found the dream home. Buyer on MiL's was a right pain as were her freeholders. Delay after delay. Buyer wanted work down before completion. Wanted to bring in her builder who was going to renovate. Freeholder refused to sign paperwork. Frankly I was in tears at my desk at work.
Finally all completed and moved in Feb. So 8.5 months in all. So no pressure. North Lincolnshire, house went on the market on June 16th, fair amount of interest but the bank of England rate hikes slowed the market a lot and lead to a lot of choice being available for buyers. Finally got an offer on 31st Oct. We are a small chain of my buyers being FTB and my sellers going into rented accommodation. Exchanged Fri and complete tomorrow. So 4 months to actually do all the legal process and 9 months in total.0

South Wales - First time to market last year - April - 6 viewings - 6 offers - 2 at asking.Fell through after 6 months.Back to market at the end of November - Viewing in 48 hours - offer accepted early December just under asking (as things were a little more unstable with mortgages etc.).Now it's March - but likely to be another 12 weeks before completion at the latest guesstimate.I'm calling properties in and around the Manchester area and many are 'We've accepted an offer on that' 'That one's sold sorry' 'That one's got 7 viewings booked in for next week'.But the answer to your question will depend on many variables. Area of the country, property type, demand and any complications in the conveyancing process.0

We've yet to put ours on the market, but we are bracing ourselves that it's not going to be quick. Looking at some of the houses currently on the market there are quite a lot that have been on the market since last Summer. Some of these have not been reduced so I can imagine it's the owners holding out for a specific price maybe?
Ours is almost certainly going to be one of the cheaper 3 beds on the market, it's not perfect and would benefit from a new kitchen (the layout is rubbish). But we have a large garden, a gorgeous view and in a quiet location. Houses rarely come up for sale in our road, so will be interesting to see how it goes when the time comes.

House went on the market 16/1/24 and accepted an offer on 14/2/24. Third person to view and accepted £6k under asking price.So far all seems to be going to plan.0

This has now caused problems for both you and your buyer because you sat back until houses started flying off the shelf again! That was bright!
And you can live in hope of ending your buyers misery in 12 weeks but thats a big hope, I had FTB and moving into a house where my sellers are going into rented until they find a place they like, no issues, searches back in a week and a half and it's still taken 4 months! You'll be moving mid summer if you are lucky - your buyers may lose patience long before then and insist you leave for rented accommodation

Would you happen to be the board thread criteria maker?If you'd read my replies on my original thread in detail - and I'm not going over the whole thing again - it was a probate property that's being sold - it's being handled by a solicitor/executor, and that once the memorandum of sale was signed, they gave me the nod and off I went. So I have followed due process. Whatever you might have against me I'm not sure - please don't detract from the OP's thread. The actual processes the sale here is going through are the same as every other - and so the timescales quite relevant in terms of the question asked.0 -

Longest to sell 4 and half months.
The higher up the property ladder you move. The more discerning and picky people become.0 -
Desirable area of North Leeds. Went to market late April, sold at just above asking price within 2-3 weeks (bidding war between 2 people, and accepted lower offer as the other needed to move ASAP and I had nowhere to go).
A few months later buyer suddenly pulled out as they'd viewed another property. Went back to market in Sept and accepted an offer just below asking price, as I wanted to make sure I was procedable if suitable houses came to market. Completed early Feb, but I still haven't found anything (now crashing between various people's homes and stuff is in various people's homes).
Really hoping more homes come to market soon, as everything seems to be either huge and way above my budget, or an unloved big project.Won so far in 2017: ipad mini :j0 -
Listed June 8th, viewings were slow, about five the first week then one or two every week after. We accepted an offer (below asking but we expected that) August 24th, offered on current house (below asking) on the 31st of August then moved November 8th. Moved from Midlands small town to Welsh borders countryside hamlet.0
