retrospective Planning Refusal on Render

Hi Guy's ive applied for a government grant the start of 23 which the government put solar panels in and 100mm insulation with silicon render to make the property more energy efficient, In Nov 23 the council have pulled me on it and asked me to put retrospective planning in which i did they have now refused this as they do not like me changing the look of the house, they have gave me 12 weeks to remove it back to the original state

Is it a listed building and/or is the property in a conservation area?
You can appeal the council's decision...- If it's a listed building, see: https://www.gov.uk/appeal-listed-building-consent-decision
You may want to hire a planning consultant to help you.
And/or you could try discussing other options with the council which are less drastic than removing all the render. For example, would changing the roofline, or adding other architectural features make it acceptable?

Just to add - if it's not a listed building or in a conservation area, rendering / cladding etc is usually a permitted development.
Just to make sure - is it definitely planning consent that has been refused?
As opposed to...- a Building Regs issue?
- Or is the house leasehold (where the council is the freeholder), and rendering it is a breach of the lease?
- Or is the house freehold, but rendering it has breached a restrictive covenant?

Not liking the change in appearance would suggest listing or conservation area. But if you've added 100mm+render to the external dimensions of the house (particularly at the front) then this might be a 'technicality' issue which they may have made a mistake over.If it is an ex-council property, have you got a covenant saying you can't make certain alterations without the council's prior consent? That isn't the same as planning permission. Has someone at the council crossed some wires with you?0 -
