    I think if you ask a viewer outright what they think, they are likely to make positive comments whatever they are actually thinking.  Most people avoid being blunt and it can seem rude being negative about a person's house.
    It's much better to let the agent contact viewers afterwards to get feedback when it's not confrontational.

    Ask me if that's what I did before you assume - this was agent feedback! I had agent so the viewings also and yes sometimes I was present in my home to hear the conversation between agent and viewer.

    Because the buyers solicitor told us via our agent that ready to sign off and exchange for a planned move at the end of the week so we notified all the utilities and it turned out the solicitor told a huge lie. The gas and electric company said they couldn't reverse it because it would take 6 weeks so we have paid the bill for the last week - we exchanged yesterday and move Monday thank god!

    For future reference, that's not the way most people handle utilities! You take meter readings on the day you move and inform the companies on the day you move in or over the next couple of days. In all my many years of reading this forum, I've never heard of anybody changing them in advance. How did you even have opening meter readings?
    You've not had a buyers solicitor miss repeated deadlines at very short notice but tell you everything is good to go! It's been a hellish fortnight. As said we can't do all the this the day we leave or come back for meter readings after we've left! Do I care what you've read on forums? We innocently tried to do the right thing based on what we were told and misleading about! We don't exactly move house every five minutes, we last did this 16.5 years ago and nobody gives you a manual.

    Clearly when my partner called to notify that we were due to move at the end of that week, the utility company said yes that's fine you can start paying the bill from that date. They clearly didn't ask for opening meter readings on the new house did they!!!

    Oh its such a frustrating time with the slowed market last year leading to a lot of available properties.

    Wow, if only there were 20 homes to view! I've had nothing suitable come to the market since start of Jan, and that's just one very overpriced home 😔
    Because the housing market really picked up in January but from about July to November ot was static.

    When we last moved it was a nightmare and we said we would never do it again, but 37 years later we finally bit the bullet to downsize after stumbling across our dream bungalow. Ours went on the market first week of Jan and we had an offer just over the asking price in the first week, and as it was a cash offer we accepted it PQD. 

    We are fortunate to live in a small Cambridge street mainly made up of 1930s semis that don’t come up very often, as like us people stay put for decades (next door has been there for 80 years) Our sellers are moving overseas so nothing much in the way of a chain. Seems to be going OK at the moment but just waiting for something to go pear-shaped, it is never this easy.

    Because the housing market really picked up in January but from about July to November ot was static. 
    I noticed a few came to market, but just unloved ex rental or probate, so big projects. Not yet seen any kind of properties that usually come up for sale in the areas I'm looking. Asking prices are still 10% higher than peak covid too?

    Bigphil1474's house went up in price 4 times, £45k x 4 = £180K, so I don't know where you are getting 10 times from
    I was referring to this one, in that 4x is a good chunk, but at least it wasn't like this! (which is what BigPhil's post was referring to about being coated in liquid gold)

    There used to be a note at the top of the page about being nice to all money savers. It was enforced too. I miss those days.

    Firstly I would agree with the thoughts that there is little joy in moving.

    As for thinking you are timing it for people to move ready for the term starting in September for schools that may be the case for families already at the school. If they are moving to the area then it would be far too late, 3 days ago most 11 year old kids found out what secondary school they would go to in September. You end up applying in November to start the following year so your timing may fit better for the next year I suppose.
