    That's crazy. Our house cost £45k in 1995, and we just sold for £180k. Can't believe the jump on that one - has it been coated in liquid gold.


    In most areas 1995 was a low point for house prices. My house, bought in 1998, when prices were rising again is also now worth about 4 times what I paid for it
    Not ten times tho?  :D

    That's about 5.5% increase per year. I would guess that has been a real terms increase as well as nominal. Certainly not something to be sniffed at.

    2 viewings where the buyers were actually proceedable.

    First one says the house was a little too small but felt price was right.

    One yesterday thanked me for showing them round but said the house was a little too big for them but again felt price was right.

    Wish Goldilocks would turn up soon.

    Oh its such a frustrating time with the slowed market last year leading to a lot of available properties.

    The amount of times I had people tell me how great my house was and how it ticked all their boxes only for them to view about another 20 houses and lose interest in my house. The worst thing is when they leave dangling for ages as to whether they want to put an offer in or not.

    Now the market is picking up again it will a at least ease the issue of too much choice.

    Bigphil1474's house went up in price 4 times, £45k x 4 = £180K, so I don't know where you are getting 10 times from
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    I think if you ask a viewer outright what they think, they are likely to make positive comments whatever they are actually thinking.  Most people avoid being blunt and it can seem rude being negative about a person's house.
    It's much better to let the agent contact viewers afterwards to get feedback when it's not confrontational.

    They were referring to another property. Check back through the thread for a previous post by them.

    @FlyMeSomewhere79 why - how - are you paying for utilities in a house you don't own?
    Because the buyers solicitor told us via our agent that ready to sign off and exchange for a planned move at the end of the week so we notified all the utilities and it turned out the solicitor told a huge lie. The gas and electric company said they couldn't reverse it because it would take 6 weeks so we have paid the bill for the last week - we exchanged yesterday and move Monday thank god!

    For future reference, that's not the way most people handle utilities! You take meter readings on the day you move and inform the companies on the day you move in or over the next couple of days. In all my many years of reading this forum, I've never heard of anybody changing them in advance. How did you even have opening meter readings?

    Wow, if only there were 20 homes to view! I've had nothing suitable come to the market since start of Jan, and that's just one very overpriced home 😔
