I’d do that but I’m being quoted (from multiple conveyancers) £800+ for the privilege of what seems to be the filling in of 3 forms? You don't send anything to the Land Registry. But your buyer's solicitor will ask you to get your ID checked by a solicitor and for them to complete form ID1 and you will need to send them that.Bartoni79 said:

It's crazy how these types of thread always follow the same pattern.
OP comes in asking how to do their own DIY conveyancing because they feel like they're being ripped off by a professional who has spent years training to do the job.
OP continues to get the most basics of the transaction wrong but it is still adamant that they're being ripped off.

You're asking for advice from people who aren't qualified to give advice with absolutely no fallback on them.
You shouldn't, as you won't be submitting the application, but if the Land Registry raised a Requisition based wrongly given advice, then what?
But anyways, all you need to do is date the transfer when you receive the monies and send it to the buyers solicitor along with the ID3. There's absolutely no reason for you to complete and submit the AP1

Thank you. So it appears LR also incorrectly advised me I need to complete a AP1. Do I not need to pay for transfers?I’m more inclined to use a conveyancer though. Is it important the buyer uses a conveyancer?Can this be done DIY on sellers and buyers side. Btw - this is more of a curious question rather than an option.0

Whether the LR incorrectly advised you depends on what precisely you asked them (or what they thought you were asking).eg if you asked, or they believed you were asking, what forms they required to register a sale, they advised you correctly.A conveyancer will do more for their £800 than "just fill in 3 forms". ag they will draw up the sales contract and negotiate with the buyer's solicitor any amendments. They will explain to you any Enquiries the buyer's solicitor sends, and respond appropriately etc.....

When I spoke to LR I explained I was selling a freehold garage without a mortgage and what process I needed to follow to transfer the garage to the buyer. The lady said, send in AP1, TR1, ID3 to LR.
Regarding the conveyancing, no searches are being done as the buyer lives next to the garage I’m selling so I doubt there would be any enquiries. Nothing came up when I purchased the garage 6 years ago.0
