    Thanks for the info @35har1old - I didn't know that.  Let's hope that the buyer gets their mortgage offer soon :)

    The irritating thing is everything else is done aside from the response to two enquiries which I already know the answers to!

    Use the Estate agents for the chasing. On the enquiries, get the agent to ask the solicitor if the email that they say was sent on 22/12 with the replies can simply be re-sent urgently to your solicitor please - ask the agent to specifically check the email address it was sent to in case it was incorrect. 

    EAs have a huge advantage here because they can legitimately contact any solicitors in the chain for an update - so make use of that advantage.

    The sellers solicitor is useless- I asked her to chase and she said

    I will leave it with XXX (my solicitor) to liaise with the sellers solicitors and resolve to obtaining the replies. Perhaps they have just gone missing in an inbox, a quick call between them should clear this up.

     I’ve seen an email from my solicitor to theirs chasing again Thursday so hoping for some movement this week

    I think I may have cracked it with my pestering!!  I believe that my buyer has had the mortgage offer and is now looking for a speedy outcome.  Speedy to the buyer is 19th Feb, but whether that happens or not remains to be seen... there's nothing concrete yet, just a date that's floating around.  IF completion happens by then, it'll be just over 16 weeks from memorandum of sale.  Fingers crossed...
