    @mexican_dave You are correct they are dormer windows https://images.app.goo.gl/wqq5rxG9tciLrN4W6 and the roof is quite old. I have attached the picture of the roof which also shows the bedroom windows
  • That could work one of 2 ways: 1) whoever you tip-off, I reckon they have done nothing to help you, but will it give them a nudge to resolve your problem?Unlikely; 2) you would give them time to prepare a defence and maybe make your life harder (revenge notice to quit?).
    Just wait for EH to look into this, have them come to your flat by appointment, you don't want EH going to the agent or building manager of access. You will get EHs opinion and whether EH will take it further. If the latter you will be on "the front foot". If EH response is disappointing, you have lost nothing.
    I think you imagine your tip-off as a threat, that some retribution is coming, but you don't know that, EH may decide no action required, maybe leaving you looking a bit foolish.
    No, say nothing, let the cogs turn, see what drops out the other side. Retain the initiative. I have mentioned "notice to quit" - it's always a possibility with some LL when you start making waves. I hope it doesn't come to that! But please bear it in mind. Out of interest does the LL own the whole block or just your flat or a few flats? That could be of interest to EH.

    @mexican_dave Thank you so much for tips ! I am not entirely sure if  my landlord who operates under a business company is also the freeholder of the block, although the business names are different but it could be a business cooperation ! 
    I rather not spend money from my pocket to be honest which I already did and got no reimbursement for  ! I see if i can seek advise first hence why i decided to get into this forum to get different opinions and advise as i am 100% sure i do my bit in keeping and looking after the place as if it was mine and within my responsibilities . The fact that it is brown mould , i read it could be due to pipe leaking or other structural issue as it is not the standard black mould .
  • @Michy78 from your posts I have the impression you are doing your bit - good tenant. The rapid expansion of this mould despite your efforts is a flag to me. I see there is some staining on a patch on the roof but this does not seem to match the area of mould on inside, curious. Please show photo to EH when they visit.

    @mexican_dave I really hope i get at least an advise on the phone although i doubt i will be able to speak with anyone as it is Lewisham council  : ( .  I have done few repairs in the flat without calling the agency and even installed the velux blinds saving lot of money to my landlord which he is not even aware of !
  • Please be careful how much "work" you do to the flat, you should make no installations without written permission, even then it's risky for both landlord & tenant. Don't expect your landlord to be thankful for your Velux blinds. No experience of Lewisham Council, but my own seem quite helpful.

    I am not doing any work , i am fixing things that broke or decorating with the same colour paint they used nothing that puts me or my landlord at risk anyway!

    Hi all i got a response from Lewisham council and they want my landlord details although i just want an advice . The email just says they want my name address and my landlord details 
    I do not want to give them my landlord details as i want to get an advise first .My landlord is not even aware of the mould , i am pretty sure and the fault is entirely linked to the building manager who is ignoring me and not investigating further

    I would really not take things further with the council until you have informed the landlord. If the council contacts the landlord, particularly in an official enforcing manner, and this was the first time that the landlord heard of the problem, then I would guess that the landlord would not be happy to say the least. If you've had all that trouble with the building manager, then I feel that the landlord should at least be kept in the loop.

    I totally agree @RHemmings I don't want that they contact my landlord about something is not even aware of . It seems they haven't even read my email as I clearly stated i wanted to get guidance and advice and sent them various pictures .

    I want to make a formal complaint about the building manager though as I spoke with Property Redress scheme and they told for them to act i need to write an official complaint to him which is ridiculous because i did it over a year ago and he didn't do any planned actions.

    Do you think is best i write to my landlord using all the email trails i can provide with the lack of response from the building manager or shall i just write to him and make him aware that I am dissatisfied about the fact that i get ignored
    To specify i am happy with the estate agent but not the building manager who is apparently responsible for resolving the mould

    Any advise is highly appreciate it
