Shared outbuilding with party wall - housing association want to demolish their half

    From what you say, it does seems silly to demolish, and clearly the tenant finds it a useful building for them too.
    But, it's owned by the HA.
    Whilst expressing your concerns and insistence that the work is done correctly, I can't see you have any control over what they actually choose to do.
    You have LP? Good - advice is free. Use that and the PWA - not only to protect yourself, but possibly as an extra lever on the HA's decision.

    I suspect the HA see the outbuilding as an asset which costs money to maintain but does little in terms of housing additional people.  Notwithstanding the fact the OP and many others (including me) would value this storage space highly, the HA are likely to be driven by spending their money on things that put a roof over the heads of more people.

    AFAIK a brick built "building" is enough for the party wall act to be invoked - it doesn't have to be part of the main dwelling.

    I would be on to the HA as soon as possible - in writing - that I wanted a party wall surveyor appointed at their cost.  You can't force the HA to keep their outbuilding, but you can make the process of demolishing it less attractive and potentially get them to rethink the best option.

    Emailing them should be sufficient in the first instance.  Personally I'd try to find someone in their legal department to CC the email to - and ask for confirmation of receipt by return.  Make it clear that they shouldn't start work on the demolition prior to the requirements of the PWA being complied with, and that you will be taking the matter further if they fail to do so.
