As I said earlier, if you’re in England the deposit is capped at 5 weeks worth of rent. It doesn’t matter if the tenant offers more you still have to abide by the cap.Newheight13 said:Thank you for all of the above comments, all great points! (I mean freeholder)
It has laminate throughout the whole property and tiled floors. Has a vibrating collar so when he barks he stops straight away. Advised he never scratch’s furniture but happy to pay a higher deposit and rent- this was offered and not asked for.Also in a trusted profession, if there is such a thing!The lease stated consent must requested for let’s and that’s all it states
I think it will be ok, and I’m a huge dog lover. My concern is more for the dog and neighbours really.The vibration collar tells me all I need to know about the prospective tenant. The poor dog is being left along for long periods of time and it can’t even express its anxiety because of the collar. It wants to bark but it knows it will be punished if it does. As a landlord this application would be a hard no from me.3 -

Where I live many people leave dogs at home during the day (and sometimes night) - the dogs are known to bark and howl all day long but the owners seem oblivious to this as they don't hear it.
also you have definitely got a barker there if he already has a vibrating collar.3 -
I’m more concerned about the doors being left open all day on the ground floor. Have I misunderstood?

Just to update. Sorry , 1st floor flat.Has a dog walker 5 days a week. It’s a risk but I’ve gone for it.I’ll update in 6 months when I inspect. Thank you for all the comments!3

I would not like to live in the flat above. Dog poo is a huge issue for me i hate it, I can smell it a mile off, and if i see it I feel sick.0

I wouldn't want to live below a flat with laminate and tiled floors throughout and a dog running around!
I often care for kittens as part of my job and know just how much noise small animals make running around - it defies the laws of physics haha.
I also hope the balcony floor is solid and not slatted/holed in any way! 🤢1 -
