morning, so excited for you on the moving front, you certainly know how to go about getting what you want. i love your manifestion tactics, thanks for sharing your method. I fully believe it is more than just wanting something and thinking about it, you have to get the emotions right and really feel like you already have it. and i think thats where it can be hard to stay in that emotion until it manifests! But you have nailed that!Also really pleased for you that you son in moving closer, that will be so lovely.As for the money options, I would make a Number3 ~ decide what is the most important part of the renovations, maybe the kitchen?/bathroom and work on using some of your savings and also borrow some, but not the full whack. I would be really reluctant to up a mortgage to the max! The maximum is a no go, I already looked at figures and simply do not want £50k on top of what we already have. If we decide to borrow I think it might be around the mid way point 25-30k tops. DP is worried we will use all our EF, ISA and get in there with no debt and then be like we can't live with the kitchen like this. We can't deal with the bathrooms like this (both need re-doing) and we end up with a loan which will cost more than a mortgage in interest....so I think option 3 it might be... I will report back when we have had the meeting and see what you all think. I am super excited to see the SSTC signs go up it will feel more real then...

Ok a bit late in the month really for the money shuffling (it's usually done by the 25th!) but just done it all. And I've foregone any money in the clothing and health fund this month to pay for the N3xt bill instead (works at about the same sort of money).
We spent on ID checks (pfft wth that annoys me you have to pay £30 each!). Also spent on windows and boiler service. So some has come out of EF some has come out of extra income we had.
I've paid the gas and electric it's the only one not on a DD. I've transferred all monies over to the bills account so that takes care of itself until next month.
I still have maintenance to land in my account before I can shuffle the rest about. We're still paying into the savers account towards the MOP as that will be money towards a move probably or fees at some point. We're saving money on the mortgage advisor by going direct to the bank because we're porting majority of it over and just (possibly need a top up). That saves us approximately £300. I shopped around for conveyancing and have saved £1000 on the last time we bought and will do the same for removals costs closer the time.
DD & DS have taster days lined up end of June/ beginning of July for their new schools so I have booked the car in DP diary 🤣 I don't trust my DS on his own on a train. He is as scatty as I am and will end up in the wrong place I just know it. His scattiness is half the reason I made my mind up to just move.... imagining him on a train or bus for four years back and forth. I don't think he'd cope with it very well. DD I think would be fine.
Meeting with bank is at 6 so lots of time to finish tidying and making dinner for later on.
DD is home from school revision club and chilling upstairs. She brought a friend home and they cooked macaroni. OMG they decided to experiment with spices. Cue them dropping half a pot of chilli and half a pot of paprika into their lunch 🙈 I had to make some more. Although DD friend was far too polite and ate it 🤢. DS has been out for food, grunted and gone back to his cave.

i love the manifestation tips. Thank you so much. I realise I have been very passive with mine. I am going to up my game (I want to convert a barn to a bungalow on my land, have a specific sum of money in the bank by the end of the year, change my horsebox, show my cob, compete my pony in dressage, gallop across the fields and have time to sit in the garden - its all on my board I just need to be more intentional about it all reading your list so I will do just that).Made it to mortgage free but what a muddle that became

So we've had our meeting 1 and a half hours long staring at a screen 😳 my eyes are sore now.
The repayment figures were so low we have opted for the minimum amount needed to buy the house which I think was £23k (I think we could have another 25k on top of that but declined it - hoping we don't live to regret it). But so many figures were spoken about my brain feels fried now so it may be slightly more or less than 23k.
It is only £660 a month for both mortgages. Our first mortgage is £515. So the new one is only £145 per month and I can overpay by 10% as with the bigger one. 4 something percent it's on.
That figure includes conveyancing fees, estate agent and also removals. So we don't need to stress about it.
I will still have an EF in tact, all my savings pots and ISA and then we will see what is needed most urgently when in and can use savings pots as they start to mature. Morning! Will try again. I wrote an update and then it got deleted when my screen froze.
So this morning we've had requests for other viewings but we're trying to get hold of the right lady in the EA office to see where the couple are with sorting their finances out that have already offered. I feel bad for allowing others in if we've accepted from someone else. Might not make sense in reality but that's why we're trying to sort out where they are. If they're all good then we won't allow any more. If their finances aren't sorted for any reason then we probably will allow more viewings.
So the mortgage offer last night. Well my brain right before I went off to sleep said ..you've calculated it all wrong! You've not got enough agreed 🤣 as your brain does at the moment you're dropping off. I woke up this morning and well, brain was right. We are 4 k ish short?! How did we work that out like that? Anyway long story short and us working things through (DP and I) we are going to leave it where it is. We will find the 4k cash which was needed for conveyancing and removals. As otherwise if we borrow even slightly more we tip into the higher interest rate bracket. We are borrowing exactly half the house's purchase price. And we have exactly half in deposit. So rather than a 5.xx% rate (I forgot the exact figures quoted) we now have a 4.XX% instead. So I guess it was meant to be. Very strange though that we spoke about taking the money from this house sale for those things and it was still calculated wrong?!
Cashed out £5 voucher this morning. £7 cash on survey sites. Now sat outside DD school waiting to collect her from revision club..DS is still in bed he's not feeling well so I will leave him there and feed him lots of good food (I think he always comes back from ex's feeling unwell!)....
