  • Morning all!
    Thank you all :smiley: I am still smiling about it all. Especially DS1 & DDIL part! We need to upload payslips, proof of funds and some other bits so we can get our MiP sorted. We had a video call this morning with the bank and DP was getting all stressed as he needed to be on the road already and we couldn't get the zoom link to work. Ugh. Never mind we did get it sorted and will have the mortgage advisor ring us soon. We potentially can borrow more than we thought, but have to go through the MiP bit now and be credit checked. DP and I were discussing it and we are thinking of taking the maximum amount we can borrow so we can do the work on the house. It is livable though as it is, so one part of me is saying, save up for it.....hmmm. We can potentially borrow another £50k on top of what we have already that we are porting over. So approx £150k mortgage, I am not sure if that is a bit too big and scary for me especially when it comes to re-mortgaging. We will think on it. But I can actually see this new house as being a forever home because of it's links to the main roads and where it is in the city. It could be made beautiful rather than disjointed which is what it is right now (luckily i had the vision to see through it as it's been on the market 6 months plus). 

    Boiler is being serviced today as the hot water keeps locking out. Hoping it is nothing serious and it just needs a clean. We had this issue in the last house and a service sorted it out. The new window handles all look very nice and clean, the gold ones were awful and probably 40 years old -with 38 years of grime on them which no amount of cleaning would shift. 

    We are in the waiting stage now. Waiting for our seller to commit to buy somewhere, waiting for our buyers to upload proof of funds, and waiting for our bits to go through too. House buying is not for wimps. It is so stressful, and I know I must be in the right place for that rant :joy: I am going back to my vision board today when the boiler guy has been. I will add in the rest of what we would like to manifest now. We managed to manifest everything on the board already in one week of focusing and meditating on it :smiley: 

    My old fellow supervisor has a new job in the city and has said she can probably get me a position in there when I move so I have a potential job to go to...she said staff turnover is high because it isn't paid well and is hard work- but not as hard as what we were both used to so it could do for a quick job. I will see what positions are available when I move.

    Hoping to get some surveys today. DD & DS2 are home today, Exh is bringing them back as I don't have the car to meet him. So that saves on some diesel expenses. Right now I am super grateful that they both went to their dads and we had the viewing to sell the house before they got back (DD is the messiest room I have ever seen even after I have asked her to clean it!)

    Okay boiler guy is due I best go and empty the cupboard out so he can actually get to it (thank gawd I already decluttered it that should only take a minute now rather than an hour!)

    OK you made me think I am not working hard enough on my vision board with that level of manifestation.  Focus!
    Made it to mortgage free but what a muddle that became

    In the event the proverbial hits the fan then co-habitees are better stashing their cash than being mortgage free !!

    I wouldn't get the biggest mortgage you can, your monthly bills will skyrocket and why take the risk, it may take a while but i would save save save! It could be a project for you. pardon the expression but you want to be able to swing a cat with your finances, you don't want to be soo tight that any hiccup you fall flat! Just be careful! Being extra cautious hurt no one. I am sure you will make the decison that is right for you, I just worry for peops/ you.
  • I would investigate what your mortgage payments would be at the highest current interest rates and play around with what is affordable for you. It would be nice to have a house you enjoy living in, rather than waiting but also you can't do everything at once, so may be a happy medium somewhere 😊

    Re-mortgage Oct 2017 - 78,295 over 23 years
    Re-mortgage Jan 2020 - 55,000 over 26 years @ 1.94%
    Current Mortgage Outstanding Middle December 2020 - £
    47893.35 - a reduction of £42,652 in just over 6 years!

    I am erring towards this if I'm honest. I trust my gut and have thought about both options and my body feels calmer with the options of actually emptying my ISA out and possibly porting mortgage and not even getting a top up mortgage at all.... So we could potentially move to larger house in better area for same mortgage. Obviously my ISA is in it...and also two savings accounts but I can save them again and we are in a great position. 

    Not making any final decisions yet though bit early days and we are £3k short if we choose this option...so still need to find that.

    We have an appointment tomorrow to see what our interest rate and repayment would be each month and then I think we can make a decision. I would love to get the house finished quickly...but I don't want a huge debt. So I'm keeping an open mind. It is most definitely a doer upper like this though it needs new kitchen and bathroom! At the very Least...

    No seriously, just don’t buy things. 99% of our success with our savings rate is attributed to the fact that we don’t buy things... You can and should take advantage of discounts.... But at the end of the day, the only way to truly save money is to not buy stuff.    Money doesn’t walk out of your wallet on its own accord.

  • Morning all 
    Well I have spent half hour printing off various statements for our meeting later. Just need the ISA one. 

    DP is having anxiety over the surveys on this house as he did the plumbing work in the bathroom. We've not had any leaks or anything, unlike when we moved in, so I don't know why he's so worried. The surveys all passed for us and there was a major leak and shocking plumbing going on underneath the bath (hence why we had to re-jig the whole layout of the bathroom). 

    I've dropped DD off at school this morning for a revision session. She's trying so hard I really hope she gets the grades she wants for her GCSEs. 

    I need to refer to meal plan I can't remember what is on it for this week. Also need to get a shop ordered as I am leaving it a bit late really. I have cashed out on pr0l1fic finally after weeks of having nothing I got around 30 surveys offered to me yesterday! And a big one on my other survey site too for £15 which took an hour to do. I opted for a c0sta voucher (£10) on that one AND then realised all along there was a PP option so I have been cashing out a.mazon vouchers and I could have had cash! The other £5 is going to my PP now. Never mind I found it now.. and the vouchers have come in handy for subscription stuff to be fair. 

    I am still debating how to proceed with buying the new house. 1- As little debt as possible but meaning empty EF, empty ISA and empty regular savers (£25k ish) and we are still a little short....or 2- borrow and keep pots. I can see the benefit of both. My regular saver doesn't mature until Oct '24. The ISA doesn't mature till Apr '25 ...so I will miss out on interest on both. I am hoping she comes back with a really good interest rate as our LTV on the new house is just tipping over 50% if we don't include conveyancing fees, EA fees, and removals out of the house sale. I want to see what rates are available to us because as much as the new house is livable, it is in need of a few things fixing urgently (in our opinion) and I would love to have the house in a good state so I can just get on and live....house renovations have literally taken over our lives for the last 4 years and it is tiring. The couple ( & their parents who also viewed with the young couple) who are buying our house were like, you've only just done this up, it's beautiful why are you leaving it all ?? At that point I felt there wasn't really an answer that wouldn't deem me insane to be honest so didn't say much :joy: after all we will only come out of this with a tiny profit so it certainly wasn't about the money for us. 

    Anyway, jobs for today, clean house quickly, it isn't too bad, but well, the kids are back so kids mess mainly. And washing and washing up. I want to keep on top of it I feel the couple may want to come back to measure up things once things get moving. EA told us we should have a SSTC sign on our house very soon and on RM which means we can then use that to move up the chain and get SSTC on the one we have offered on (it is saying Under offer at the mo still so still available for people to see.) I also need to walk the dog and find some more bits to sell. And collect DD at midday.

    I've paid cash for the windows and the boiler service (he also kindly went round checking off all sorts of things saying it might be useful when selling the house). So I still need to work out what is actually left in the EF.....I believe it is closer to £1900 again which isn't too bad all things considered. All the money I am making on surveys, FB MP and V1nted will all go towards getting us back to £2000 by end of the month. 

    So suppose I best get on for now. I want to come back later and check up on everyone's diaries too I feel like I have been lapse and it is other people on here that have spurred me on to move, to save and to take control of finances...so want that motivation to continue.
