Why does she think you need to know that she has to put her house up as security? This is a business deal, so she needs to be able to fund it and commit or do something that is less risky.

I had a similar issue when selling my last house - buyers clearly lied about having a mortgage in place, and when I finally gave them an ultimatum they asked for a price reduction because the market had gone down and rates had gone up - I just pointed out that they were the ones who had caused the delay, and I'd already made clear that I didn't need to move - so exchange by x date with completion by y date at the offered price or there's no deal.

I'd also originally said I might sell them some furniture, but when they asked told them that I'd lost the house I'd been planning to buy as a result of their delays (not entirely true) so I didn't know what I'd need. Actually I just didn't want to do anything nice for them - the only nice thing I did was to leave the place spotless, (but that's partly not wanting to leave any of 'me' in the house which I know is a bit odd) so they had no reason to complain or contact me.

Cancel the popcorn, I'm sending out for industrial quantities of cheese. And gherkins, naturally. Do you have your conductor's baton to hand @Watty1? Those tiny violins need to know when to come in...
