    @helensbiggestfan sorry to hear your viewing was so disappointing. Fate obviously has a different nest in mind for you, but as you say, a waste of everyone’s time. It’s so frustrating when you are so ready for pastures new and you are met by such apathy and inadequacy. Good luck with your next viewing🍀
  • Thanks Duchess.  I've got three more viewings lined up.  So keeping fingers crossed. 🤞.   

    I know it's none of my business but I actually feel sorry for vendors who don't get the right help and advice.  Maybe they did get good advice but chose to ignore it.  I know EAs come in for a lot of criticism and much of it is richly deserved but they aren't all lazy and clueless. There are some very hardworking gems out there.  

    I bet the owner of that property (or their family or whoever is acting for them) have no idea that they stand to lose tens of thousands if they don't buck their ideas up.  If it were me selling I would have ensured the house was at least marketable even it is a fixer upper.  At the very least they should clean the place up.  The smell was not pleasant.  They should probably ditch their estate agent too.  

    I should have viewed a house this morning but was so shattered after a sleepless night I rescheduled.  Never mind I'll get there.

    Helen, was the property itself worth a cheeky offer & doing the work needed yourself?

    Floss. I did think about it.  However, as I walked around I did a few quick mental calculations.   I'm not getting any younger and a lot of the diy I used to do is probably beyond me now so I would have to get in the trades which would significantly add to the cost.  A cursory look told me I would have to offer at least £50k less than the asking price and that's only noticing the obvious work required.  And as I have found out in the past it's only when you start the work that you find the true horrors that lie in wait.  Renovations nearly always cost more than you anticipate.  

    The irony is that if it does end up going to auction in the long run they will have to accept even less than that.  The auction starting price would probably need to be pitched around £100k less than the current asking price and it is unlikely to fetch much more in the current market.    It's just an ordinary chalet bungalow, quite spacious and in a nice area and it does have the potential to be a nice home but it's not special enough to start a bidding war. 

    I'll pass. Lol.
