No heating/ no hot water

    No fire at all but maybe back boiler but it needs knocking through first, thanks though

    The property will be my only home. I read that there are a lot of grants going and with my EPC of F then I would highly likely get some help. I have possibly got it all wrong. I heard about an eco4flex but it doesn't seem to be available in my area, Stoke on Trent, as my council have told me.
    If Stoke on Trent were offering ECO4 Flex, I think you'd qualify. However if they're not participating, it doesn't help you.
    I think the best you can hope for in the very short term is to use direct-electric heating, and look to other options for the near future.
    Do you have Economy 7 electricity (or another split-rate service) or is the property single-rate?

    But surely a heat system would be pointless if the house has poor insulation as sounds likely?

    If you do manage to find some kind of assistance in the way of grants - do pop back and update, and let us know how you got on - it might help others with the same question in future... (Although things change frequently).

    Well we don't know that, although I agree it is quite likely.  But if the insulation is poor it means the heat system, any heat system, will be more expensive to run that it would be with better insulation.  The best course of action would be to first improve the insulation then put in a heat system matched to the needs of the better-insulated building.  But I wouldn't want the OP to freeze to death in the interim.
