Mine has selling price range A to F, and buying price 1 to 8. With the huge stamp duty payments I'm wondering if it's worth building a downstairs bathroom extension and just living downstairs . That won't bring us any nearer the town centre though...... Lots to think about.Decluttering, 20 mins / day Jan 2024 2/21 -
Have you looked at stairlifts or through floor lifts as an alternative to moving? Stairlifts aren't extortionate and can make a difference, but only suited to certain staircases. Through floor lifts work great but can take up a fair amount of room and are a pain to get rid of when no longer needed, or when coming to sell. Not an issue if you want to stay there. My FIL had a lift which he could go up in his wheel chair - blooming massive thing, but he was happy with it. You might also get some financial assistance from your local council - usually something like Adaptations Grants.1

Our removals cost just a shade under £1k for a move over a short distance (under a mile) in East Anglia - this was with us dealing with all the packing and the removal men doing all the moving and shifting. I can't recall what the quoted extra costs for packing had we wanted it were, but they weren't as high as I was expecting. We opted to use a very long established local firm who have excellent reviews, and we weren't disappointed - they were brilliant.
Our level 2 survey was quoted at £600 on a £377k purchase price.
Estate agents commission was 1% on our sale, which seems to be about standard.🎉 MORTGAGE FREE (First time!) 30/09/2016 🎉 And now we go again…New mortgage taken 01/09/23 🏡
Balance as at 01/09/23 = £115,000.00 Balance as at 31/12/23 = £112,000.00

It's been a while since I moved but I found the local small removal companies were cheaper than the bigger 'named' ones (only moving about 2 miles) they are still the ones recommended on local FB pages. Having them pack for me was worth the money, they visited before quoting I only needed a smaller van as it was a two bedroom flat and one guy packed in less than 7 hours the day before doing the bed the day of removal. Not one item broke just remember you will need to pack something to wear the day of the move.With regards laundry in the short term can you stand at the top of the stairs and throw it down to sa e carrying it one way?Life shrinks or expands in proportion to one's courage - Anais Nin1

Wardrobe door removal, if needed. Disconnecting any items such as washing machine, dishwasher, sky, TV's, and reconnecting at the other end. Mattress protection bags, shrink wrapping mirrors, pictures, fragile furniture for protection. Placing all large furniture where needed in the new property. A 6 man team for a total cost of £600.Bargain and very pleased with that so went ahead and booked them. I won't give the name of the company because i'm reluctant to reveal my exact location. Try some local smaller companies rather than the larger more well known ones.3

You can negotiate EA commission at times when sales are slow.
Local company did the removals. Reliable and considerate re locating furniture in new place. Even set my pots out neatly and very good price.
Use a legal executive, one stage down from a solicitor for conveyancing is cheaper.
First move ever from big family house to bungalow. I've said next time I'm going into a hotel or caravan and get them to pack.
If getting rid of stuff is tough pack in boxes and leave. If you can't remember what's in them you won't fret.
And what you give to charity shops you don't need will be someone elses treasure and delight.
Pack any greatly treasured items yourselves in a seperate box that comes with you in the car.

We moved in September from Kent to Norfolk from a 2 bed terrace to a 3 bed bungalow our forever 🏡
We used a local removal firm who packed everything for us. We de cluttered a vast amount before we moved. It was great to have someone reassemble beds etc in our new home.
Legals wise was OK although we found out we needed a couple of indemnity insurances to pay re the sale of our old home.
One thing to remember as well as legals removals etc is new costs you may have. In our case it was oil as we are in a village. Luckily we had savings to cover this.

We will be doing this as well currently in a 3 bed semi that we have been in 37 years buying a 2 bed detached bungalow. Slowly decluttering at the moment and will be getting prices for a L3 survey next week. Going for L3 as although a recently built home it is a non standard build with part of it having a green roof.I got the EA down to 0.8%.3
