Do balconies in flats come under building insurance?

Options
Hi

I've had an issue in my flat where rainwater is leaking through the floor of my balcony into the living room of my downstairs neighbour.

It's a 2 storey building and my balcony is directly above my neighbour's flat, it acts as part of a flat roof above their flat.

Just wondering if anyone is aware of similar situations and whether this would come under the building insurance (as it is part of the building's exterior) or a warranty?

Thanks

It'll be considered part of the building for the purposes of buildings insurance so if it's been damaged in a storm or earthquake then insurance applies.

If however its just poor workmanship, poor design or just age related then that's a maintenance issue not an insurance issue

You need to check your lease to see who is responsible for maintenance of the floor of your balcony. It could be you (the leaseholder) or the freeholder/management company.

Responsibility might also depend on what precise component of the building has failed. (For example, is it related to a blocked rainwater drain, or blocked communal rainwater downpipe, or failed dampproof membrane, etc?)
