Good news is that it sounds promising - having a lovely kitchen and bathroom right from move in would be great

I have never bought but these stress levels don’t sound fun - I can understand why you were talking about staying put especially as moving costs £££
Giving yourself the permission to do the best for your life and your MH as well as knowing sometimes upheaval is the right thing for next steps of life
Maybe take yourself out for a decent walk (keep warm!) and go have a coffee somewhere lovely (posh hotel lobby etc) and maybe rewrite down the pros and cons of all 3 options - staying where you are now , home 1, home 2
get v specific on facts and feelings - what does your body do when it thinks on each option- do you tighten up or think that’d be fun
What costs do you think are involved on each
what the pension outcome is for each
imagine living each option in full - now , in 6 months, in 10 years

No seriously, just don’t buy things. 99% of our success with our savings rate is attributed to the fact that we don’t buy things... You can and should take advantage of discounts.... But at the end of the day, the only way to truly save money is to not buy stuff. Money doesn’t walk out of your wallet on its own accord.

Omg things are moving so fast I can hardly keep up. All exiting stuff sounds really good you have some clarity about the house you were offering on. I would definitely do the pro's and con's again I know they are in your head but written down is really good for clarity.

I agree with not worrying too much about ‘stuff’ when your buyers come over for a second viewing - just needs to be clean.It reads to me like this second house has brought you lots of clarity about what factors really matter to you and I quite like the fact that it needs some finishing off as that will in turn give you chance to make it your own. Shame about the garage wiring - I’d get a quote on that (at not mate’s rates 😉) to understand how significant that might be.My only tiny reservation (sorry!) is you mention being overlooked by neighbours when the garden at the back, I think? I thought that was a major reason for wanting to leave where you are now, or have I got that wrong?KKAs at 15.07.25:

This new place sounds like a wonderful home. And a smaller garden is easier to maintain as we get older, plus you can always put up trees, trellises, vines to help with the overlooked part if it's a walled garden. Then you get both privacy and beauty. Did the house have the other things you wanted like the # of bedrooms, art space, natural light? The kitchen and baths being done is a real winner and glad that that's already to your taste. Either way you decide, it's an exciting time for you. I think the 90 minutes away one was on the edge of what I could commute without wanting to stay over - and similarly family would be less likely to visit so the closer one wins on that basis too.

On the tidiness factor - I always think people under-estimate how messy I am...DD came over as planned and went away with a bag full of stuff so some decluttering happened. I've also put several bags of stuff into the trash/recycling. Lots left to do. I took today off and went back to the area so I could be more sure if I was comfortable with it or not. I obviously had to check out the shops and ended up in R*ng3 and spent lots of money - including on a ten drawer rainbow coloured craft drawer set. Even with that I've struggled to put all the art stuff away that was in the lounge. I bought some simpler decorations as I didn't have the energy for the main tree. I'm even considering letting it go as it takes up lots of room - and I bought a simpler one today that takes up a lot less room both when it's up and when it's boxed.

On the overlooked thing - I currently have multiple houses at the back directly squared onto my house which I hate as they can directly see into windows. The one on that estate is side on and the angle is wrong for seeing in I think. She wants to move with no mortgage. I wasn't offended.Yes the kitchen, bathroom and downstairs toilet all are done and seem to be done well so that's a huge plus.
