    Neighbour had a garage built, and had some guttering stepping down at the front. During really heavy downpours, he would get water running down the inside wall. A large section of (flat) roofing was replaced, lead flashing put in, and yet the problem persisted. I noticed the guttering overflowing during one particularly heavy storm...
    After the rain abated, Got the stepladder out to take a look. There was a small mound of chippings (washed off from the roof) under the outfall from the top most level of guttering. Cleaned it out, along with smaller quantities of chippings from the lower levels. Since then, no more problem.

    Make absolutely sure that there is no buildup of debris at the junction of your two gutters. Whilst it may look clear, and in light rain, everything appears to drain normally, in real heavy rain, that may not be the case. If the gutter is clear, and the guttering still overflows during heavy rain, then a redesign may be called for.
    Do neighbouring properties suffer from the same issue ?

    Thank you. I have left it to the professionals currently. I’m hopeful i can borrow some ladders from the neighbour tall enough to have a real look.

    if I can hold out my roofer said he’ll come have a second look but he’s out for at least another week.

  • Just an FYI had the pipework off at the bottom, all down pipes completely clear and good. 

    Going to check level, any remaining sediment and if it reaches going to run a hose over the area to identify if water is going back in on the overlap, get some photos etc.

    if it’s to dangerous I’ll wait but I just feel I’m getting nowhere with it.. it can’t be good for the brickwork considering how long it’s been going on, not for effort of trying to get it resolved 😭
  • Yep it's definitely a guttering issue. it's recommended to get the gutters done every 6-12 months for future reference :)
