Do title deeds for freehold properties also indicate parking spaces in red?

Do title deeds for freehold properties also indicate parking spaces in red?

As I am in the middle of buying a house, I notice a parking slot on my plot, but it is not listed on the deed. What is the best way to check who owns the parking lot?

What do you mean by it not being listed? If the seller owns the space then it will be shown edged in red on their title plan.

Or is this a new build with no current title plan?

What do you mean by you "notice a parking slot on my plot"?

Is the house advertised as including its own parking space?

@user1977 I noticed a parking slot for my freehold house that is not marked "red" in my title deed

@loubel It's not a new build and its an 11-year-old build.

And is the house advertised as including this parking space exclusive to it?

@user1977 nope, Refer to the attached pic, and it has parking for P23.

The title includes whatever the title register describes. It's possible the parking space is on a separate title. Or it could be managed in some other way. Or not managed at all.

The Land Registry Title Plan shows the boundaries of the property. A parking spot outside he boundary of the main property might be

    1) shown on the same Plan and outlined in red (the title document should normally also reference the red area)
    2) As 1 above but a different colour
    3) on a separate Title Plan
    4) not included In the Title and/or any other title being sold

Family member recently bought a flat with a parking space. We noted that the deeds didn't mention the parking spot and referred this back. It turned out that seller had bought the parking space at a later date and hadn't had all the legal work completed. Once this was done, and checked many times (!), the parking space is mentioned in the deeds but is unallocated, so the entitlement to a parking space is noted but not the actual space.

You can do a search from the map on the Land Registry website.

(we don't call them "parking lots" in the UK, by the way...)
