    Of course but having been around for wilds other comments it seemed apt to have a joke 🤣🤣🤣

    And to answer your question perhaps especially for flats but all property of an EPC of C and above could have been a benefit had Rishi not scraped the upcoming minimum EPC grade C to rent.

    There is one poster on here who seems rather hung up on epc's when buying a house on the basis that it is some factual document that guarantees something.



    All that really matters is how much the home costs to run in energy terms, a number and a letter on a piece of paper doesn't change any of that.
    Our experience shows how arbitrary they can be.

    Our EPC changed earlier this year.  Everything is exactly the same, as before but apparently the floor size shrunk by 2m² … oh and the heat pump is rated worse than it was 4 years ago.  But because of the assistant shrinkage, it's now rated C69 up from D67 four years ago when they put the heat pump in.

    Next door's was done at the same time and by the same person as our previous one.  We are a mirror image, being semi-detached.  But the detailed EPC says they have 1 fewer habitable rooms than us (factually incorrect).  They also apparently have MORE loft insulation than us (300mm instead of 150mm), and their hot water from the main system - heat pump exactly the same as ours - is rated good while ours was rated poor.  Literally everything else is the same.  Yet their EPC came out as D62.  When ours was 67 for the same floor area and less insulation and exactly the same everything else.

    Ridiculous how subjective they are.  And as you say, the rating given doesn't change reality.

    If they told you today that it was A 100 it is not going to change how much it will cost to heat your house this winter.

    It's meaningless, all that matters are the facts and how much it costs to heat and run.

    Useful as a guide maybe, but certainly no guarantee of reality.

    You can view the EPC of any property that has one using this site - https://find-energy-certificate.service.gov.uk/find-a-certificate/type-of-property.

  • I will caveat this with the statement that our last 5 houses have all been 5 years old or younger infact two new builds in there as well.

    The EPC's for our last 5 houses the EPC's have been fairly accurate for the kWh for heating so have been useful in that regard.

    With our current property the kWh for heating with the ASHP was spot on for the first owners of the house but we have managed to cut that down 25% by adjusting how we use the heat pump. But that's not surprising as 8 years ago EPC evaluators wouldn't have a scooby doo about heat pumps
