If the landlord installed the pipe then it belongs to him and it is his responsibility, and it follows that If the burst pipe has caused a loss to the tenant, then the landlord is liable.
The test would be if a reasonable person should have noticed and questioned/done anything about the excessive gas bills at an earlier stage - any time you are suing anyone for damages there's always a question re if you did everything you reasonably could to keep those damages to a minimum.

Hence I would consider it unlikely the landlord would be found liable for 6 months of excess billing - and acting too confrontationally could be to the tenants disadvantage if the landlord's response is to pay for the damage but then increase the rent.

  • Thanks for all the comments, everyone.
The landlord handled all the water pipe repairs, so no issue there. I won't be asking them about payment for the gas issue as I never even considered it as their responsibility or fault.
I did notice the higher gas usage and contacted the supplier trying to figure it out, as the smart meter wasn't sending readings and my manually sent ones were being declined as abnormal compared to previous readings. They weren't much help and I stupidly didn't think of checking the boiler. I agree that's on me. The boiler is tucked away outside in the garage/utility room, so I don't even see it unless I'm doing the laundry, so unfortunately I didn't realize it was on the whole time.
I do feel like the supplier should have helped more to try to discover the reason for the excessive usage though, which is what the water supplier did when they noticed excessive water usage.

Anyway, I just wanted to know whether a situation like this would be cause for a balance readjustment. Not trying to place blame anywhere. I see that it probably won't, and that's all I needed to know. Thanks, everyone!
