@Section62 doesn't this consent just apply to buildings with a maximum cubic space. From reading I can't see it applies to walls? Maybe I am not reading it correctly0

@Section62 Well the wall is clearly over one metre in places so will bow do a consent to demolish the left hand front wall so a driveway can be installed. Some big pieces of stone there...

If so, you could highlight to the CO how the steps make it difficult to get to the front door for less-able people... and if your driveway proposal included some form of ramped (or even level) access to the house then that would be a plus on your side.To smooth the planning process, and also to maintain the value of the property, I would look to retain/reuse as much of the stone as possible. Building new walls (which I expect you'll have to do with those ground levels) using the old stone is a good way of minimising the impact. The CO is likely to be more happy with a proposal which involves adaptation and conservation (of materials) than they would be with something that looks more like simple destruction.I can't emphasise enough how an informal chat with the CO about the options (before making an application) will help you out with this project, and anything else you want to do longer-term.4

@Section62 had a chat with him which was OK but he was quite elusive said I should put in for pre planning advice but I pointed out this didn't make sense as it cost £100 and this app was free
Now done application to demolish with plans etc.will hopefully get a site meeting so can have a productive discussion1 -
@Section62 I am struggling with the below I can't find examples of of a structural Statement. We had a full building survey done and that includes comments on the wall and he included details on its removal as requested to ensure it was possible
But I need to frame this document with the below
