It could be she's trying to wait to make you feel uncomfortable and see who blinks first.
How quickly do you need to sell compared to how quickly she needs to buy?

Have come across buyers like this before, tbh they really would be happier in a new build. I'd tell the EA to remarket your property.1

Tell the estate agent to put it back up for sale2

Yes I'd agree. They are trying to get you to pay for their inability to buy a more expensive house. I'd remarket. It doesn't sound like these buyers want your house, they want something else. The problems won't end here.2

But then if you lose this buyer how long will you wait for another

I work in the construction industry and a roof sag would put me off tbh, it might last for a long time but I know the cost to replace a roof which I probably wouldn’t have especially straight after buying. You could go back to them and meet in the middle or just remarket (but would you kick yourself if it hasn’t sold in 2 months)?I wouldn’t offer full price on a house that had been on the market a while with no other offers… I would make a cheeky offer. I don’t think it messcarily means you are excepting any issues found in the survey.1
