The whole way you are going about selling your property seems strange.
Why the choice of letting them show some people on their books? What if they want the property now and not next year.
I suspect they are as confused with your approach to selling and may not see you as a serious seller?1 -
Sorry, I was slightly misleading, I am in contract with them but not a fixed term so I can leave at any point and we're not going to market till next year so plenty of time for notice etc.
Have you agreed all the terms in writing? For example...- If they show somebody the brochure, does that count as an "introduction"?
- If they introduce somebody (by showing them the brochure) who later goes on to purchase, are you clear about the fee you'd have to pay?
- If you terminate the contract before going to market, who pays for the photography, brochure, etc?
But tbh, the whole idea of creating a brochure now to show to existing clients only, sounds a bit nonsensical.
If the estate agent has existing clients who are looking for a property now, why would they show them details of a property which might or might not be on their books in 3 or 4 months time?
They would much prefer their clients to offer on a property that is definitely for sale now (and get their commission asap), rather than one which might be for sale in the future.

Dump em. Our last sale; we invited three local agents in. Span of valuations by about 15%.We instructed the one we fancied, who asked if he could view with a buyer that week.Sold that weekend, before he’d even drafted the blurb for approval nor put it on the websites.And we got top price. I have been very clear from the outset that I was only contacting them early with the view to putting it on next Spring. That's always been my intention and it's them that have insisted on getting this marketing done now to show some clients on their books.If that's what they want to do and they're completely upfront with the timeline then it's fine but I get why you think that it's odd if someone wants to move now.

Tbh, it sounds to me like they are either trying to manipulate you in some way with some kind of "fiendish plan"...
... or you were dealing with somebody who was very naïve, and wasn't really thinking through what they were saying.
And it's now all gone pear shaped - so they're ignoring you in the hope that you'll go away.
In your position, I would walk away from this asap. But just in case they think they've entrapped you, in your position I might send an email saying something like...
"Thanks for sending me the mocked-up brochure, it was very interesting.
I'm planning to market my property in spring 2024. So we'll talk then about potentially instructing you.
In the meantime, you are welcome to do more work on the brochure and/or show it to people if you wish, but I must stress that I will not pay you any fees for any reason, unless I formally instruct you in spring 2024."
