It's got planning permission, so you need to factor in the value of the loft room. Building regs from 28 years ago are a bit irrelevant at some point.
My house dates from 1937, who knows if additions way back in the 40s/ 50s/ 60s had consents or not. no I don’t need a 3rd bedroom the reason I love it is simply the location it overlooks a nature reserve at the back
and you see the sea from the little balcony at the front it’s got loads of original features and high ceilings
the decor is awful but it’s just cosmetic
So having it as storage would not really bother me at all
i just don’t know how this could be done with my mortgage lender as if we are talking a new mortgage application
then I will lose my buyer and I would not even ask them too wait another 3 months
and of course the seller would have to agree a new price anyway
is this feasible?

If planning was given and it's just a matter of a completion certificate. As long at the seller knows they have followed all the regulations can't they get the certificate retrospectively. Some councils can send someone out in a couple of days. Of course if the council are informed it will invalidate any indemnity insurance either you or another buyer could get. Your solicitor is the one to advise you really. I am wanting to sell my house in a few years and I will come across the same problem so I am trying to sort out problems before it is put on the market.0

how much would you good people negotiate I will be losing a bedroom and just use it as occasional use/storage
it’s got no fire escape and I’d like to get a fire escape on the way of a bolt on balcony leading to the stairs at the back

Hi all
Got email this morning from the local council saying all records are only kept till 2000
then they are archived this has now been sent to the relevant department
again was told of they were completed then they will have a record of that
The seller doesn’t know anything the loft conversion was done before they purchased it
