How to submit transfer of title applications with Land Registry

I’ve borrowed money from a few placed and paid off my mortgage.  The mortgage provider has sent me Discharge and Transfer documents (Forms DS1 and TR1). I am not using a Solictor. The mortgage company has told me I need to submit transfer of title applications with Land Registry. 

Please can anyone tell me what I need to do now and how?  e.g. do I need to do anything with the DS1 and TR1 form. Do I need to complete any other forms. What are the fees for completing this application. What do I need to do to prove identity. Are there any rules on who can and can not be a witnesses

I haven’t done this before and don’t want to mess it up.

    It isn't clear what transaction you are trying to register but it sounds like you would be best off spending a bit of money on proper legal advice before attempting self conveyancing.

    Lenders usually send off the discharge notice to the Land Registry themselves.  If you've just paid off the mortgage, why have you been sent a Transfer document?

    If all you want is the charge removed then you simply need to use the DS1 along with a form AP1 to make an application to change the register. In most cases though these days lenders can action a discharge electronically - have yours explained why they aren't doing this? There are some that don't yet use the electronic discharge process though so that could be the issue.

    The slightly odd thing is why the lender has also sent you a TR1? A TR1 indicates that the ownership of the property has changed - is this something you were expecting?

    The lender doesn't use the electronic discharge method. The covering letter they sent me says it is my responsibility that the transfer of title application is successfully lodged at HM Land Registry.

    You're still not explaining why there's any title transfer involved.

    Sorry, I now understand the question. I had an Islamic Mortgage. At high level the lender becomes a joint owner of the property. They own the % they lend to you and charge you rent while they retain ownership. Once that portion is paid off, you take ownership of the full property. 

    Hope that makes sense.

    I think I've figured it out. I think I need to send the following:

    - DS2 to cancel charges
    - ID3 to confirm identity

    In addition to this because I have a special mortgage I need to sign and send the TR1 too. That is to take the whole property under my name

    If I've got it wrong, please do let me know.

    I would have expected you to need an AP1 form for the transfer of ownership due to the ending of the Islamic Mortgage.

    Advice above appears sound. However, why not ask the LR?

    Post your question on the LR thread here and the LR Rep will answer. Make sure you provide ALL details ie the reason for the TR1 as well as the mortgage discharge.
