Yes, you're worrying about the deeds being lost when nobody has given you any indication that that's likely.

I don’t know… elderly couple going into a home
due to deterioration of health, quick turnaround of ownership involving a national company miles away and slow responses and few documents supplied when asked what’s going on by my conveyancer. 

You could be and probably are right but to me the above is a recipe for disaster and I’d rather find out early than commit to anything long term and jeopardise delaying my and my buyer’s sales.
