Shared Ownership Parking issues

I have a question that I can't find the answer to anywhere online, wondered if anyone could shed light

I live in a shared ownership property that came with allocated parking, and there is 'visitor' parking spaces as well.
Most people have decided to take the visitor spaces as their own for their second cars as they only have one allocated space but most have two cars.

I have checked my title deeds and one of these visitor spaces is actually marked as being mine. The red box clearly goes around my house and both my space and the visitor space next to it.
The neighbours have all started complaining when I started to use this space as my own (even though surely as a visitor space it's there for all to use?)
Nobody will accept that this space actually belongs to me

So the question is, does the space belong to me if its marked within my boundary on the land registry title deeds or is it still just a visitor space?
My understanding is that the title deeds are the last word on ownership but I'm no legal expert

Any help would be appreciated

Is the red box around both parking spaces the same red or is one shaded differently? The red box on its own does not mean it belongs to you and the deed wording might explain more.

If the red box is the same around both parking spaces, and there's no wording in the deeds to differentiate their use, it could be that you do have exclusive ownership/right, but you could also check your neighbours deeds. If your neighbours' deeds don't include that parking space, you probably have the evidence you need to put in front of them. Neighbours deeds can be downloaded for a few pounds.

    but I'm no legal expert
But presumably you employed a legal expert when you bought - didn't they explain to you what you were buying?

It's not just the red box, Blackfield, but the associated wording - what is actually written in the deeds about your allocated parking?

Assuming you can clarify this - the marked spaces are clearly yours according to the map and the wording - then print off a few copies with the associated text and hand them over the next time 'nobody accepts' it's yours. "There - accept that. And would you care to show me your red box...?"

    I know I know.

If you'd like to post (ID removed) what the map shows, and what the text says, folk on here will have a better idea.

Can you recall how many spaces you were told about when you bought? And what did the seller's info pack say?

  • The bits I have redacted are just my address details

My understanding of this is that I have a right to park in three parking spaces and class them as my own spaces?
The neighbours dispute this and are insistent that the third space is a visitor space and one particular neighbour seems to think its his.
I'd love to know where I stand legally on this
Nobody at the company who deals with my shared ownership seems to be able to provide an answer despite me asking on numerous occasions. They don't seem to want to deal with it

  • I think it's safe to say that you don't own three spaces

Until the OP answers this (which has been asked at least twice) then no-one can advise further with a 100% degree of certainty.

(Personally, I think its unlikely that all 3 spaces are owned by the one property)

If there are any restrictions on the use of those spaces, eg they are for visitors only, it will be set out in your lease. You need to read your lease and the report your solicitor sent you explaining it.
  • You can download the title deeds for any property from the Land Registry.  I would check the information you were given by your solicitor when you bought the property, and download the title deeds for all the parking spaces so that you know who owns what (there will be a charge for this).  You can then decide how to proceed.

OP was told this 2 weeks ago. I suspect they don't want to know what the neighbours deeds say in case it's not the answer they want.
