EA is trying to threaten my deposit over the state of the gardens, and as a lovely bit of intimidation they've sent me a grossly inflated estimate showing works costing a bizarre sum, £100's.

The property has a front and rear garden. Front garden - the check in and check out descriptions had the same observations about condition. As for the rear garden, it was also an absolute mess as per the original inventory but the EA sent a gardener to trim it just before I moved in and the EA updated the inventory with new pictures showing the improved state. No updated descriptions however, just date stamps. I obviously returned it to this state on check out and I took very detailed date stamped pictures of the rear garden showing similar condition.

Things get interesting re front garden. I've sought clarification from the EA and they've sent me an invoice dated a few days after the original inventory listing work carried out by a gardener. No photos of the supposed improvements were added to the check in report at the time. Question, and the answer might seem obvious but re DPS claim do they have a leg to stand on? Oddly the EA seems only too happy to have me return and undertake remediation myself. Not only this, they're offering to give me the full house keys so I can go in and help myself entirely unsupervised!! If the LL knew I seriously doubt they'd be impressed with the EA giving them what is in effect now a complete stranger full access to their property. Bizarre to say the least.

Any thoughts?
