I am sorry you are going through this, so frustrating for you. My sale was frustrating as I was selling a Listed Grade II, and people hadn't researched the restrictions a listing can impose.
Would it be worth spending on a structural survey that you could show viewers? Are they concerned the floor isn't strong enough, or is the lack of a fire door? What 'safety' does/do building regulation sign offs guarantee?£216 saved 24 October 20140 -

Looks like original timber studwork, but relatively modern plasterboard. But, blimey, no insulation at all! Brrrrrrrrr!

Am I understanding correctly that there is no door at the bottom of the stair? That would be the thing that would me question the function of the room if I were looking as a buyer simply from a privacy perspective. A wireless interlinked fire alarm system wouldn’t be too difficult to fit but if there isn’t room for a door that could be far more difficult to rectify.0

No there isn’t a door at the bottom. Do you know anyone else in the terrace? Do they have attic bedrooms?
Personally. I also suspect that if you are using similar photos of the room for marketing to those you've put on here, people are going to assume it's only suitable for use other than as a bedroom.
Get a bed, even a single, and bedside table. Relocate a small chest of drawers etc?If you've have not made a mistake, you've made nothing0 -
