This is the loft room and dormer window. Does it look original?

Don't know about original, but based on those photographs I wouldn't have a problem buying although I would consider the attic room a useful non-bedroom space when deciding what price to offer.1

Odd that all your viewers are now clued up on building regs.
I feel for you OP. I wouldn't be reducing the price to a 2-bed too quickly though.
We went through similar when we sold - a big old 3-bed terrace where the top floor was the 3rd bedroom. Only one viewer questioned the building regs/fire escape aspect, but their surveyor must have put them straight because they did put an offer in. Obviously no way it would have met current regs but it was a 3rd bedroom according to the rules at the time it was built. You just need to wait for someone who understands and has a bit of common sense to come along.
