This is the loft room and dormer window. Does it look original?

Don't know about original, but based on those photographs I wouldn't have a problem buying although I would consider the attic room a useful non-bedroom space when deciding what price to offer.

You may be lucky and see the roofline on the aerial photos taken in the 1920's here if they flew by:

Try asking your local archive office for old drawings of the houses on your street

We aren’t doing part exchange with Taylor wimpey because they had a problem with the attic room. We’re still on the open market but keep having recurring problems with people not wanting to offer because of the attic room and it not having building regs. I’ve tried explaining to the potential purchasers that it’s likely an original room because of the reasons above but they can’t get their heads around the building regs thing.
In which case, what is the estate agent telling people when they book a viewing?  Is the room described as a bedroom?  Is the EA prompting these responses by telling potential buyers there's an issue with building regs?  The public (generally) don't know that much about building regs - it is common for this kind of thing to get flagged in a survey, but for it to be raised before people even (don't) offer suggests there is something wrong in the marketing approach.

It is impossible to say for sure from the photos, but I wouldn't rule out this is original room or at least a very old conversion.

Have you got any photos of the other side of the wall which partitions the rest of the loft from this room?  It looks like only about half the total loft space is taken up by the room, what the rest of the space looks like may give the best clues regarding originality.

Yes they’re selling it as a 3 bed. The viewers tend to query the building regs and all the estate agent says is ‘I don’t know’. I think it gets brought up because there isn’t any door or fire alarm. We’re thinking we will have to just sell as a 2 bed with a loft room.
The other part of the loft is used as eaves storage. Will post a pic.

So this is the other wall. A small door leading to the eaves storage and what the storage bit looks like.

Have you got a picture of the other side of the wall with the door in it?  If the construction method is old then you'd at least have evidence the wall was built some time ago, if not original.

Odd that all your viewers are now clued up on building regs.

I feel for you OP. I wouldn't be reducing the price to a 2-bed too quickly though.
We went through similar when we sold - a big old 3-bed terrace where the top floor was the 3rd bedroom. Only one viewer questioned the building regs/fire escape aspect, but their surveyor must have put them straight because they did put an offer in. Obviously no way it would have met current regs but it was a 3rd bedroom according to the rules at the time it was built. You just need to wait for someone who understands and has a bit of common sense to come along.

    Good luck.
