Leasehold Property - selling but lost share certificate

Hi - I am currently selling a leasehold property. I originally purchased it 26 years ago with an ex partner and bought them out 4 years later, I only have the share certificate in both our names, together with a signed stock transfer form (signed by both of us) to say transfer to my sole name, but I don't have the certificate in my sole name - what are the options in this scenario? Any advice please. Many thanks

    We didn't receive one when we purchased (nor had anyone else who subsequently purchased in our block!).

    When we sold we had to sign a two page indemnity for lost share certificate letter. It confirmed we hadn't transferred, sold or disposed of them, and would be liable for any legal costs that arose if they transferred without the certificate.


  • I've sold leasehold properties where the share certs have been lost. In my case the solicitors acting for the freeholders had a form to complete and then they issued a replacement. It shouldn't be anything to worry about, it happens all the time and your solicitor will know how to deal with it.
