The solid black lines are physical boundary features (walls/fences) mapped by the Ordnance Survey. The broken black line indicates where the legal boundary is following a line which doesn't have a physical boundary mapped.
Bear in mind it's possible for the mapping to be wrong (or out of date).0 -

The red line also extends north beyond the fence line marked on the OS map, them comes across to the left cutting into the OS fence line, before extending north beyond the fence line again. Are we right in thinking the area marked in red belongs to the title plan and the fences are in the wrong places?The green edging shows the land that has been removed from the title at a later date. You’d need to look at the registered title plan for the removed part to see where it’s red outline, registered extent and general boundaries lie.
The plans don’t define what’s garden so you’d need to view the plan alongside the reality on the ground.The solid black lines show the physical features OS surveyed and mapped at a point in time. Fences or features can be moved, altered and changed in type so again it’s not about fences being in the ‘wrong place’ but more a case of ok that’s how it was surveyed, that’s what is registered and let’s see what’s there now - if things don’t match the fences on the ground then that’s what you are dealing with so far as have they been moved/changed and how/why and how does that affect both the registered ownership and any claims by current owners for example“Official Company Representative

Update.
To cut a long story short, we decided to go for the friendly chat with the neighbour route. Surprisingly it went really well. He was fully aware that the fence was in the wrong place and that land belonged to us. He was also aware that some his land (approx 4sqm) was in my fenced area.
He said we can keep the small parcel of land in our area approx 4sqm, as long as when we move the fence, we move it in a metre, so he can have have the equivalent size of land back on his side, (so he has a 1m x 4m size of land on his bit.)
My question is - how do we update our land registry plans to make them align? Do we need to go through a solicitor? And what about my mortgage company? Do they need to know, as I'm not actually losing any land. Can we just agree this between ourselves?0 -
