Party Wall Act (Garage Roof)

Hi guys.  Does anyone know if the party wall act applies to a corrugated concrete fibre garage roof?  I have a link detached house which joins the neighbour garage to garage.  The neighbour that isnt interested in changing theirs, but mine is leaking (fuse box, etc all in the garage) so I need to get it sorted.

I seem to find conflicting information on the internet and speaking to my "generic" employee assistance line, they point me to the RICS site for a surveyor, but it seems like surveyors just see it as an opportunity to sell a Party Wall pack rather than answering the simple question as to whether it is required or not.

Any help would be appreciated.  :)

    You could get someone in but it seems rather over the top for something like this.  Letting them know that you won't leave them with a leaking roof should be enough.  Take lots of pictures before and after.

    I assume you're replacing with more fibre cement so that they interlock easily, but make sure you know if the old stuff is asbestos.

    I did the very same thing a couple of weeks ago; mine was asbestos so I got a company in for removal - the local disposal costs were only a little less than someone doing it for me.

    Thanks. Unfortunately the cement fibre boards no longer come in the same size so all roofers are telling me to go with a flat roof option.

    Don't know whether I need this damn party wall expensive first ☹️

    Are you sure about that? Take measurements of the distance between the peaks and the top and bottom.

    Mine were 'big 6' profile.

    It's far more of a faff having a different style to an adjoining roof.

    Personally I'm not sure of any of this but I've had three quotes from three roofers coming round and all tried to sell me the flat roof option instead.

    I don't know the roofers, so I can't say they're just after more work.  But take the measurements and then you will be sure.  A couple of pictures wouldn't hurt. :)
  •  if your not going below neighbours house or garage foundations you don’t need PWA
    it doesn’t apply to roofs
