Barratt Homes - How to get the best deal?

House Price: £429,995 (England, July 2023)

Incentives…
- Key Worker: £21,500 + Flooring
- 3% Incentive: £12,899 (towards stamp duty, legal fees)
- Part Exchange (2 local estate agents to value and offer made to Part Ex)

Am I delusional to go in an ask Barratt Homes to stack incentives they are advertising? I’ve always been told it’s one or the other. 

Does anyone have any experience negotiating for a new build? TIA

    I think it depends a lot of the level of interest/demand at a particular development.

    For example, if they have a number of houses complete or nearly complete which are not sold - and relatively few people showing an interest - you can probably negotiate a better deal.

    But if there's lots of interest, and they're having no trouble selling the houses without incentives, you'll probably find it harder to negotiate a better deal.


    The salesperson will have been told the maximum incentives they can offer, so it's a case of pushing the salesperson until you think you've reached that maximum limit.

    Don't worry too much about offending/annoying the salesperson by pushing them hard for a good deal. Their sales training will have warned them to expect to be pushed hard, and how to not let it de-rail the negotiations.

    We’ve kept an eye out on the website for what’s available to see how fast they’re selling etc. they’ve got a few that a ready to move into and not sold, and the released 3 of the house we’re looking months ago at and only sold 1 of them. 

    We’ll probably going in and ask for everything we want and more, and see how much they want to sell
