    Thanks - tried EA but she tells me that she doesn't sort out the completion dates the solicitors do. 




    That surprised me a lot - so I looked back through your posting history.

    At one point you mentioned that your EA is Strike. If that's still the case, that explains why they won't do any work for you. A regular EA - who gets paid on completion - would have been very keen to work on getting completion dates agreed.

    A regular EA would "progress the sale" - and keep tabs on everyone in the chain, and they push people along when needed.


    (Also, you seem to mention that a previous sale fell through, because your EA didn't do a thorough proof of funds check. Again, that might be because you were using Strike. A regular EA might have been more thorough.)

    No I cancelled listing with Strike and went with a local long established EA instead for both sales the one that fell through and the current one.

    Any progress OP?
    I’m also very surprised by EA attitude. Most ‘regular’ EAs have someone responsible for sales progression. It might not be the person you usually deal with but worth asking the question. If your own EA isn’t prepared to do this it’s worth a call to the EA selling your buyers’ property. Although you’re not their client, it’s in their interest to complete that sale.
    I also agree that putting forward your dates might prod someone into a decision.

    The delay was because of a indemnity in the chain.  Solicitor rang me this morning to say can I complete next Friday 21st July 23. Only date everyone further down chain could agree on.   So I've agreed to that but we don't have any dates to exchange contracts.  I did ask if we can exchange contracts soon as Solicitor said they would ring me next week.

     Solicitor rang me this morning to say can I complete next Friday 21st July 23. Only date everyone further down chain could agree on.   So I've agreed to that but we don't have any dates to exchange contracts.  I did ask if we can exchange contracts soon as Solicitor said they would ring me next week.


    Same here… Could come down to a simultaneous exchange and completion on the day. Still brings some risks as no one is legally bound until that day and could technically still pull out. However, glad to hear you’ve got a date and can sort things with the moving companies… If there’s any availability left. - That’s the annoying part. Sometimes conveyancers just don’t see the human behind the transaction and implications that rise leaving everything until the last 5 working days to arrange cover, pet sitting, child care and moving companies sorted. 
    Always find comparables. You can ask, but you won’t always get what you want. 

    House prices are now falling as they were in 2008… A correction is happening - Jan 2023

    Well that simply isn't correct.

    There is no set timescale for a transaction, and of course the "business" side of things is going to happen at the end, but even so.

    The Solicitor doesn't pick the date of completion. They either ask their client to put a date forward, or they relay the date put forward by the other side and or rest of the chain.

    If their client jumps at the first date put forward, knowing how inconvenient that will be for them, that's on them. If they put a new date forward but no one else agrees, that's on the other side for not agreeing.

    Nerve wracking stuff.  I rang Sols they said they can only send a message down the chain to request to exchange before completion day but obviously can't control everyone in the chain.  

    I'm moving in to lodge with a friend so no removal van just lots of boxes that I'm taking a few up each day.  Most bulky items are staying for the buyer, rest are to be collected by the council (very old sofa and bed). 

    Going to be a very tricky move tbh.

    Yes that part is on me, it's not that it's inconvenient it's just I'd rather exchange contracts before the move if only a few days before. 

    TBH I didn't want to put the move date off worried that it could keep getting delayed and end up with someone on the chain pulling out.  There are 4 of us trying to arrange a completion date.

    As @TBG01 says, it sounds like you have misunderstood the process - and you have chosen a high risk / high stress approach.


    Exchange and completion cannot happen until all the solicitors in the chain are ready.

    It sounds like the buyers and sellers in your chain have chosen a high stress approach - picking a completion date, and hoping that the solicitors will be ready in time.


    The low stress approach would be for the buyers and sellers to wait until all the solicitors are ready to exchange - and then pick a completion date maybe 2 or 4 weeks in the future.

    That way you'd be guaranteed to have 2 or 4 weeks (or however long you want) to book removers, pack your stuff, etc.

    Which again is all on you, but contradicts your earlier post which either directly or indirectly makes out the Solicitor to be in the wrong.
