Help with legal words - "The land has the benefit of rights of drainage through the adjoining land"

Hi All wise people, 

We're buying a house and it has two register entries staying: 
1.The land has the benefit of rights of drainage through the adjoining land to the south-west.
2. The Transferee and his successors in title shall not be entitled to any right of light or air or other right or easement which would restrict or interfere with the free use for building or other purposes of any adjoining or neighbouring land of the Transferor or any person or persons deriving title under it.

Could someone please help with legal wording of above. 
1. What does it mean, the property has rights of drainage over neighbour's one, and we can access to it if needs to do any work. Does it necessary mean the neighbour also has the same rights of drainage through the land we'll be owning? 
2. Could someone pleas help with what it means in plain English?

    1. What does it mean, the property has rights of drainage over neighbour's one, and we can access to it if needs to do any work. Can you tell us which of those words don't you understand? Does it necessary mean the neighbour also has the same rights of drainage through the land we'll be owning? No.
    2. Could someone pleas help with what it means in plain English? It means you don't have property rights which would affect the neighbour's rights to build on their land.

    1. If any sides of neighbours have similar rights of drainage, am i correct understanding it should appear in the property register also. The fact it doesn't mention any other rights of drainage apart from this, I would understand it should not prepvent us from doing any extension which might affect drainage under the ground. 

    2. If we are not entitled to any right of light or air or whatsoever over nighbour's rights to build over their land. What if neigbhour plans to build a huge tower blocking my lights?

    Might be worth looking at your neighbours' LR Title(s) too, however

    1) if any N had a similar right over your land it would almost certainly be referred to in your Title.
    Ideally your right to drainage would also specify a right to access the N's land for repairs etc
    There's no mention of the N having any right over your land so...

    2) If neighbour built a tower you could use the council Planning Permission process to object but not on the  grounds mentioned.


    Presumably these entries refer to another document where the rights originated eg  ' a conveyance dated xx/xx/xxxx'? Worth getting that and reading it in full. If it says 'copy filed' or similar, the LR has the full original.
