    I had spoken to a few neighbours that moved in recently (few months ago as the most recent) and they never heard anything about Japanese knotweed throughout the process. They would have asked for a price reduction if they knew so it is giving me some food for thought.
    Except that they are happily living there with no issues whatsoever at present. You’re talking as if the knotweed is on your doorstep. It sounds like it’s a fair distance away and it’s being treated. Not something I’d offer a reduction for as your vendor given that  other people are paying full price in the same circumstances.
    There is knotweed all over my area if I walk for two minutes in any direction. Most of which the owners are doing nothing about. None of it close enough to affect me getting a mortgage, so none of it close enough to warrant requesting a discount.
    All shall be well, and all shall be well, and all manner of things shall be well.

    Pedant alert - it's could have, not could of.

    Factor= Scotland?

    Having dealt with JK on a local basis, cut and inject in August. Treat regrowth the following summer. Double check the second spring and nobble anything that shows up.

    Keep an eye on it but regrowth is unlikely/ very limited.

    Your problem is that you can't access the railway line. But you can nobble anything outside.
    If you've have not made a mistake, you've made nothing
